Am I responsible for all sides of my garden? (Deed pic )?

I always assumed I had to look after the left side as I look down my garden from my house however these deeds have confused me.
Am I reading it right that I need to look after all sides?

These are not deeds, they are part of info for a house sale, I think?
Perhaps I am wrong mind you!

Imo in a situation like this I would expect whoever has been maintaining the boundaries to continue the status quo. IANAL.

All houses are different. Some are responsible for the left, some the right, some the back or all sides could be shared boundaries.
You need to look at the map on land registry for your property the conveyancer should be able to find out exactly from land registry.
My house both sides are shared but I own the fenced as I paid for them.

It looks like the previous occupier erected a fence on the right and they don't know who is responsible for the others. Land registry may say but then again they may not. Its not automatically the left hand side you're responsible for and sometimes responsibility is shared

I'm only responsible for the back fence, both neighbours are responsible for left, right and back fence. They both think it is unreasonable.

From the photo it looks like the only side the previous owners were sure of ownership is the right side. The rest are unknown. It also doesn't look like the deeds.

The boundaries are usually shown on the deeds, in both the plan of the plot and might also be referred to in the wording. On the plan, boundaries marked with a T are owned by yourself. Anything else should be specified (owned by neighbour or shared)

That is the boundary to your property.

You don't need to have a fence all round 🤷‍♀️

Red just outlines your boundary. On the first picture there is a T at the right hand side suggesting that's the side you are responsible for

The red is to show the plot. You'd expect little T marks on one side but there are none.

How do I find out then? Our fences on the right need replacing but we've always done the left believing that was ours so now looks like we've got to fork out again for this side 😕

Or maybe that T denotes that your neighbour is responsible for that side although those notes suggest that the previous occupier erected a fence there. Just because they are responsible for a boundary doesn't mean they need to have a fence there

Anyone know how I find out for sure? As I say our fence needs replacing on the right
So I'd like to be sure it's my responsibility before I spend the money

Even if it was theirs they are under no obligation to replace it.

Could you talk to the neighbour? Maybe you could share costs if it is you that wants a new one

It looks to me as though your neighbour with the blue outline is responsible for the fence on the right of your property as you look at it from the road. The internet suggests the T mark means that. That seems different to the seller’s information on the form, but it could well be that they had got it wrong.

There aren’t any T marks on the left hand side, so I’m not sure what that means, in terms of boundary responsibility!

I think the only way you’d know for sure would be to ask a solicitor or maybe land surveyor type person…

Is your house the second picture? There are t marks all sides of the garden in that one so I would expect all the fences are yours to maintain.

On the photo you posted that shows the boundary of your house on it's own it looks to me like there are small Ts on top of the red highlighted line on your side of all three of your fences so would assume that means you're responsible for all 3? I'm not a lawyer tho and the deeds to my own house were much clearer and easier to read so I could be wrong.
