Need building advice

I think we might need a new roof....

If you go into the loft should you be able to see sunlight coming through...? Its not like big holes, but there are definitely patches where there is light coming through.

Also had some suitcases up there that weve pulled down and there was a lot of building dust/small rubble on them which we werent expecting

These arent good signs are they...

If we need a new roof, how expensive are we potentially looking at? In the NE

Been on furlough for majority of covid so not a lot of spare money atm.

A lot! we hd some tiles replaced and it was £800.

Yeah was worried that you be the case... And its not even work that you can really put off until we save up, if it needs done, then it needs done now i guess.

Anyone have any idea how much it would cost to get it redone? Or whether a parch jon would work to give us another few years...? Not sure if this would even be cost effective though, if its going to need to get done properly at some point...

You're definitely not supposed to see light coming through the tiles!

The cost will depend on whether you need to replace selected tiles and felt or all the tiles and felt. Do you know if your joists are okay, or will they need to be replaced too?

I had my roof fully replaced as part of a loft conversion. Just that part of the work (joists, felt and tiles) was £25k two years ago.

25k?? Theres no way we could afford that sort of amount :(

I was thinking maybe 5-7k bracket.

No idea abut joists, what would be an indicator of that needing replaced?

Weve never had any damp issues, and the loft is dry as well so im hoping its not in too bad a condition...
