Where have all the rental properties gone!?

We're looking to move somewhere cheaper, and there are literally no rentals coming up! Where have they all gone? We've been in our current house just over a year, and in the months before we moved there was lots about, new places coming on regularly. We stretched what we could afford a bit for this place thinking we could just move if it was too pricey, and now it seems we are stuck. Although I am terrified of the landlord deciding to sell up, as we would literally have nowhere to go!

All there is in our area is 2 one bedroom flats that will probably go really fast.

I'd it just covid? Have lots of landlords just sold up to take advantage of high house prices? It's like all the houses have just evaporated overnight

There's been LOADS selling near us - but they've also hiked prices based on demand. The house next door to us used to let for £675, but they relet it a few weeks ago for £1050. Others' on the street are now listed at similar prices, there's barely anything under £800 now. We're selling and our EA has said we're crazy not to rent it out instead given the higher prices...

I'd try searching with a higher max price to see if they've jumped in price, or if it's just low availability right now.

I suppose the requirement for 6 months notice to evict, now dropped to 4, may well have slowed the rental market too.

Combination of a few things, many BTL landlords are selling up for a number of reasons, the proposition is not as attractive an investment as before and also sellers wanting to keep their chains together are opting to rent for 6mths or so until their purchases go though or while they are looking.

Here, everyone is doing Airbnb due to shortage of holiday accommodation. They are making a fortune for the short term.

The evil landlord narrative is very popular so the govt absolutely hammered landlords from a tax perspective. Unsurprisingly a lot of them have decided that it’s more hassle than it’s worth and have sold up the result is a shortage of rental property
