Here - a nice area, 15 minutes on the train to Liverpool. About 40 minutes to Chester. Near to the M53.

@SpilltheTea and @RickiTarr isn't this is what MN is for? Many people could go on RM or google and find the answers to the questions they are asking so what's the point in MN? We have been on RM and Zoopla night and day but we don't know the areas like the posters who are thankfully posting links. There may be people who are just about to put their homes on the market or someone who has a friend, family member etc selling.... it's good to get recommendations for areas!

It's a very very stressful time for us and we have been ringing, texting and emails about many many rentals and properties for sale with no luck so far.

Anyway for those who have posted links, a massive thank you - we really do appreciate it.

Do you work from home? Or do you need to find work in the area?

There are lots of places in the south west where you could find a small house or ground floor flat with a garden for that price but, generally, the nicer the property at that price point, the worse the employment prospects in that area...

That's a great small town to live in, good amenities, easy access to the city, good links to just about everywhere else in the country. LS27 and LS28 also widely reported as up and coming but property is moving very fast.

Main downside for the property linked above is that could be in or near area affected by HS2 so that would be something to look at very closely.

You can easily get a nice 2 bed with a garden in Leeds. Have a look at the surrounding areas too.

Yes and no. MN is good for recommendations and personal experiences but nobody can recommend you a specific house (unless it’s theirs and they are selling). They can recommend cheap areas.

I understand asking for recommendations of towns and areas, but it’s confusing that you’ve given so few parameters and sat back to let other people search Rightmove for you. You know your own tastes and preferences and you can use the property website searches as well as anyone else can.

It’s just perplexing to watch.

op you can see there are many houses all over the country (apart from SE I guess) - could you give us more idea of location - coast? near a big city? in a small town?

Modern, old, what sort of area? The three I linked to are very different and honestly, only one is where I would happily live, but all are in a decent area; sone prefer a new build, some want to be in a city. others may want cute staine built.

If you could post some preferences we can help some more 😀😀

I live in Warrington. It’s a really handy place to live, I don’t think we’ll ever leave. 30 mins drive into Liverpool or Manchester, seaside a short drive away and plenty of decent shops, bars and restaurants. Lovely countryside walks nearby. Very affordable.

If I wanted costal I'd probably look east /north Yorkshire border (Flamborough up to Scarborough) you can get some good value property.
Villages around west/south Yorkshire borders are good value (Holmfirth, Honley, Silkstone, thurgoland).
Market towns Penistone, pickering.
Cities - South Yorkshire I think is cheaper than other areas of Yorkshire. (Sheffield).
Depends what you want but you'll get better value for money in Yorkshire than the South obviously, but depends if you need to commute or not, need schools, can drive or rely on public transport.
