Mortgage question

We are applying for a mortgage - both self employed. We were both using 20/21 income as I was on maternity last year but HMRC haven't produced my tax return overview because it's been selected for a random check and is indefinitely delayed. Myself and my accountant have called multiple times but no luck.

Therefore we can only get a mortgage based on my husbands income.

Mortgage broker has just told me she still needs my tax year overview for their compliance. I'm confused because she advised us to go down this route of not using my income as we couldn't get the form. So why is she now saying we now need it when we aren't even borrowing on my income?

Is it so that she can prove her advice was not related to anything dodgy in your accounts? I dunno, best off asking her I would think!

She never replied to me so I'm left worried now. Just don't see how borrowing from one person only could mean their husband/ wife has to show accounts as well?

I would think - but do not know - that it’s something to do with having started the process as joint but changing to single, and for ‘compliance’ she needs to show what happened for internal records, not anything to do with the lender going forward? But as I say, I don’t know. The financial and fraud checks are extensive so that’s what I’d assume.

Or... it’s the end of a long week and she’s forgotten it’s now a single application and sent that in error. Maybe?

HMRC haven’t produced your 2020/21 tax overview?

I have over personal tax 400 clients, and I’ve never known a random check to prevent the tax year overview. Have you logged on and checked it’s absence for yourself?

They usually appear within 48 hours of submission. Even during an enquiry it wouldn’t remove the assessment (as it stands) for the year.

I've checked every day and had a heinous amount of conversations with them. They've said they have a fault with their computer and they hope to sort it by July. It's been horrendously stressful.

The thing is we won't have started as a two and then switched to one as she's only doing the application now.

My accountant and myself have also been advised by HMRC to lodge a complaint which we have. We have been promised it numerous times (including that it would be done by today) and it never has been. Tax return was submitted at the beginning of April.

That’s awful, I’m so sorry to hear that.

HMRC have always been notoriously slow to deal with problems - even worse since Covid.

Perhaps ask if your accountant can certify in a letter. Ask your lender if they can provide an “accountants certificate” request.

Ring HMRC and ask them to send you a SA302. The overview replaced it to save them time but they can send one instead if they have some issue stopping them from populating your account.

Did your tax return involve the marriage transfer allowance? So many seem to need a background button pressing before they get captured digitally.

When you submit your self assessment you get a summary... I generally download it to a file

Can't you log on and get an so32 from you old returns?

Can I ask any mortgage brokers on here if you require a document for compliance do you need that before an official mortgage can be made, or is that something you can add to the file at a later date?

No- it's nothing to do with a marriage tax allowance. I've been looking online and some people have reported the same issue, the system failing to "capture" the return. HMRC say they can't provide anything else and all we can do is keep putting in complaints and waiting. Apparently it's going to be done manually but they've said hundreds of people are in the same position.

So annoying. I filed for a client on Monday and had the overview by Wednesday. I know how frustrating this must be for you. HMRCs systems are awful when this happens.

Yes there are many every year. I file about 400 and probably have 20 that have these issues. Coinciding with a mortgage application is such a pain.
