Kitten dilemma

Ok so I'm prepared to be flamed for this - but I'm genuinely gutted.
I've just turned 30 - and finally my Dh has agreed I can get my forever wanted kitten. I got a sum of money for my birthday and want to spend it on the kitten and all she will need.
Here's the problem. My house is rented, and has just been sold. My current landlord has said absolutely no pets, my new landlord who's bought the house and taking over my tenancy says it's absolutely no problem.
Now the issue is that we don't know how long for the house sale to complete, but I've found the perfect kitten and I've fallen head over heels. The person selling is ready to take the deposit as several others are after her - and I don't know what to do!! She won't be ready for 8 weeks, so should I gamble it, put down the deposit and hope the sale is complete by then?? What if it isn't?! Can I hide a kitten? I really will be devastated if I cannot take her. I just can't let her go!! What would you do in my position? It just seems so sad to let this kitten go when I'm so sure she's the one, for the sake of possibly a few more weeks 🥺

Breeders can often be very flexible and if you explain the situation might keep the kitten a little while longer for you. Speaking from experience!

How can a kitten, that must be less than a month old, be “the one”?! You can’t know much about its personality at that age, just get a different one. There’s nothing to “let go”, it’s not yours.

Unless they’ve exchanged (in which case you’re fairly safe but you could always ask when it completes) there’s absolutely no guarantee this LL that has “bought it” will actually buy it and you could end up with another LL that also bans pets. Then what?

Cats DO NOT move well. By this I mean they often get really territorially insecure and pee all over your house to cope with it. Personal experience speaking here. Wait until you're closer to moving. Kittens are ALL adorable and you will be happy with other kittens.

This. Don't get the cat until you are sure it is going to be allowed.

I don’t think the OP is moving.

The house she is renting is basically switching hands, from a landlord who doesn’t want pets to one who is fine with it. The house she is living in is being sold to a new landlord.

Even if she was moving, it's entirely dependant on the cat/s. My 6 cats have moved 4 times, one of those overseas, and have never peed all over house to cope with it Hmm

I'm not moving, I'm staying in my house. My landlord is selling to a new buyer who will take over my tenancy 🥰

I know sales can fall through, however the new buyer has been to take inventory, and it's pretty far along in the process from what I know!
I know there aren't a shortage of cats Hmm but believe me I've been looking at kittens for years, absolutely years and I've never found one that I've known was meant to be mine. Some people will think I'm ridiculous but that's fine.
I know it's not mine, as a pp said, but she can be as she's available and I have the deposit - so she very easily could be, and I would be very sad to lose the opportunity to have her over the sake of a few weeks.

Kittens should come in pairs - honestly, don't just get one. They need a playmate.

The plan is to get another as soon as possible after we know we are safe. It's I'm assuming easier to have one secret cat than two 😂

Your best bet is honestly to get a sibling pair. Introducing two cats (even at the kitten stage) can be a long process and isn't guaranteed to work out. Getting a bonded sibling pair will be much easier.

We moved house and already had a cat, we didn't find out until too late we weren't allowed we managed over a year without them finding out before we moved. They did inspections that lasted all of 10 mins so we just used to put the cat in the car while they were here Grin

My cat has moved 3 times in 2 years and will move a 4th time this week. He has always been fine within a few days and has definitely never urinated anywhere other than his box.Cats are all different

She's a rag doll cross and just a little bit wonderful. I have been to see her, with Covid safe restrictions and I'm convinced she's the one - I cannot be convinced otherwise on that particular point.
It's really hard because I'm such a stickler for the rules, I'm incredibly boring and scared of getting in trouble - so secret cat for a few weeks would actually be the naughtiest thing I've ever done.
I know - I am shockingly dull.
