Legal help please: declaring 'stuff' about my house as I sell

Hi, your help would be most appreciated. Tomorrow I will try a local solicitor, but any views here most welcome.

I am selling my house. We have had a 'consultation paper' through from the council about a new road they propose to build nearby that I have objected to. In fact I have started a local petition and engaged with the local parish council to drum up opposition.

My question is, do I have to declare this?

It doesn't affect my property directly, I just don't want it building nearby as it's on the edge of a lovely walking area, and it will ne noisy & dusty whilst being built. It's nowhere near planning stage, and the council proposal is publicly available on the website.

Are you completing your property questionnaire ?
My feeling and obvs this will be sorted by your solicitor is No.
I completed prop were recently and saw the ‘planning issues/applications which might affect this property’ guidance notes have examples which were very close something like ‘close neighbours’ - something like that - have a look and see what it says.
I too had major planning/roads stuff going on 3 or 4 streets away. Assumed that would be picked up by local search and disclosure of it certainly wasn’t required by the questionnaire I was completing.

Declare what? The fact that planning is being sought or the fact that you objected to it?
Neither need declaring, unless I'm very much mistaken.

Thank you, it’s asking for ‘any communication’ that ‘effects the property’ so it’s that nuance that is worrying me.
