Separating advice, please be gentle

I have spent all week trawling the internet, on the phone to Citizens Advice and Universal Credit and no one is giving an answer to help me....
I am wanting to leave my husband and find a new home to rent with my two children aged 5 and 3 (Its a very long story, but after years of trying to make it work for the sake of our children I am just not happy and I feel this is my only option).
However, we are homeowners with a relativity small mortgage and equity in the property and keep getting stumped on the Universal Credit calculator when they ask the question if we have property or land. We will eventually sell the family home, but I really need to move out before this happens and although yes I do own a house, it is not making me any money while I am not there.
I work 30 hours a week, but my salary wont cover a rental property and living costs and I worry that because we have a home that we own (or mortgaged) I am not entitled to much. Has anyone been in this situation and claimed housing benefit/universal credit to cover renting a house? Any advice is so much appreciated. Thank you

I don't have any experience or real advice, except to ask why it's you and your DC who are having to move out of their family home?
