If this was your house would you accept the offer?

I'm a FTB and have seen a house I like, it's on the market for £195k and has been on the market since January 2020. Other houses in a similar but very slightly lower price range are selling like hot cakes just now but not this one.

I went to view it last week and really like it but know for a fact I can't stretch to to the asking price. I could get to 190 as an absolute push but 185 would be much more reasonable. It needs some things updating such as the bathroom is the original and doesn't even have a shower. The owners haven't done any work to it by the looks of it since they bought it 14 years ago, all the windows, kitchen and bathroom are what the property was built with 20 years ago - not sure if that's relevant. But it would certainly be liveable it's not in a state of disrepair it just needs a refresh.

So if this was your house and a first time buyer came along and offered you £175k (as a very hopeful starting price) would you refuse to deal with them any further or would you negotiate? Or accept?!

Offer 175. They can always give you a counter-offer. The agent may also be willing to give you informal hints as to how likely the sellers are to accept.

check one thing op that it isn't leasehold - there have been some horrors with this in new houses!

@mumwon I don't think you get leasehold properties in Scotland but could be wrong, will do a bit of research, thank you!

What value does the home report have for it?

That value reflects current condition so will include a decrease for any work needing done like windows already.

Also is it on as offers offer, OEIO, Offers in the region of or fixed price?

Scottish system very different from English.

Just thought I'd come back and say thank you everyone for the tips, I initially offered £178k and we have settled at £184k! The other note of interest never came into it, there was an offer months ago so I'm assuming it was their note of interest they left it on and just let it go? Doesn't matter now anyway I suppose!

For those who asked, the home report gave it a value of £200k, so I've got it for £16k under valuation, £11k under the asking price.

10% below asking is not unreasonable for a first offer especially given what you have said about the state of the property.
