Selling a house - what do we need?

First time we are selling a house and I don't really know what info we are expected to provide or anything - are there things we can try and pull together in advance to make it easier?

Also we've had a query from an estate agent regarding a large conifer next to the road which I think belongs to the house - having looked on land registry just now. It's massive, it was there I think when the house was built. Is it likely to be a problem do you think for buyers?

You will need everything you were given when you bought it so you can pull that together.

Engage with a real good solicitor and they will send you the forms to complete. You will need to provide your ID.

The tree may or may not be a problem but I wouldn't bother doing anything about it unless you have to.

I would just get all set up so once you get an offer you can move quickly.

Don’t forget to have an EPC done, OP (energy certificate). It’s mandatory for sellers.

Don’t go through the estate agent for this as they charge about twice as much. Look on Google for someone local.

We’ve just paid £55 for one for our 3-bed house. The EA quoted £95.

If you've had any building work or other work on the house such as boiler installation or window replacement try and find the paperwork for that. Especially anything that needed building regs approval.

Also get info such as boiler service reports ready. You won’t need them just yet, but a buyer may ask for them.
