End of tenancy- redecorate?

Hi if you've lived in a property for almost 5 years would they take the deposit off you if you haven't redecorated?
Cos yes it does need painting
But part of the reason it needs it so much is because it just wasn't done that good before we moved in
And of course time

Why would the tenant be expected to have decorated their homes? That’s the responsibility of the landlord. Unless the tenant has decorated something themselves with the agreement that it be returned to the original on leaving.

That would come under wear and tear so no you wouldn’t be expected to decorate

LadyCatStark · 09/12/2020 18:13

No, unless you’ve done something ridiculous to it like cover the whole house including the kitchen in mismatching glitter wallpaper that’s peeling off the walls, without permission like our last tenant 😡.

What about if it says in the tenancy agreement?
Would you have to abide by that or is this one of those times where it's overridden?

No even in a tenancy agreement it wouldn't be enforceable. Fair wear and tear is appropriate.

purpleme12 · 09/12/2020 19:11

Ah thank you this is interesting
I didn't know this

Anything you have changed that you agreed (and said you would change back at end) needs to be done. But redecoration due to fair wear and tear...no

Pipandmum · 09/12/2020 19:16

The lease probably says donething along the lines of 'return to original decoration' in case you painted it purple or something.
If you had an inventory done when moving in you'll have one moving out, and reasonable wear and tear is to be expected.
Leave it clean though. Including the hob and oven.

underneaththeash · 09/12/2020 19:27

Not at all. As the PP said reasonable wear and tear expected.
So you need to fill in holes in plaster and paint damaged things (like scribble marks or wall paper that's been obviously ripped). But not things that are a bit scratched or scuffed.

I'm a landlord.

purpleme12 · 10/12/2020 11:49

There is scuff marks yes which is why it needs doing
So are you saying I'd just need to paint over those bits not not paint the whole wall again?
If so how would I know which paint is the exact same shade to do this bits?!
I'm sorry if this seems a stupid question

As a LL, after 5 years I would expect to have to redecorate when the tenants leave. I would want you to make good any damage but wouldn’t be bothered about scuff marks on a wall I would be repainting anyway.

purpleme12 · 10/12/2020 14:25

Ok thank you

It's very confusing knowing about everything
