  2. Get deposit
  3. Month / week upfront on day one
  4. Get copies of ID
  5. Reference??
  6. Sign contract although I don't think it means anything anyway?

Obviously this is after meeting and agreeing rules etc. Am I missing anything?

I'd also consider Airbnb when we go back to normal in a few months (hopefully).

We have holiday let's in our annexe - it's crazily busy and you can get x2-3 times the amount you would get from long term lodgers.

It is more work cleaning in between stays though.

Contract is worth doing. Include inventory of their room, what's shared what's private. Payment terms, notice period.

Check their immigration status. Ensure they are safe, furniture is fire safe. Yearly gas check and ensure all electrics are safe
