How much less would you offer...

For a house that needs new windows, doors, artex ceilings plastering in each room. Last similar house on road sold for 315k in 2017. They bought it for £208k 5 years ago and it doesnt like like they have done much except decor and new boiler. It's up for offers over 350k.

Completely depends on the market and what you are willing to pay. We are trying to buy at the moment. It's a nightmare. We had a purchase fall through over lockdown because the vendors decided to pull out due to shielding. We've been trying since. Houses around here are easily going for 10% over guide price. We've just made an offer for 10% over guide price on a property that doesn't even have central heating and one of the toilets is outside - it's a lovely house otherwise. So I think it completely depends on how much you want it, what you can afford to offer and how hot the market is there.

What you’ve described isn’t actually anything wrong with the house. Lots of people have artex ceilings. Just because you want to plaster over as part of decoration, not a reason to reduce price. Same goes for windows and doors if they work and do the job they’re meant to.

2017 prices are not today’s price. In fact, after lock down many houses went up in price (in our area).

Seller doesn’t need to accept reduced price and the house may be priced accordingly.

If you want the house, offer what you can afford just don’t make it too low so as to offend seller that they then don’t entertain any other offers from you.
