Had another thread going but can’t seem to find it?!

Current situation on a property is: asking price 300. Last week they had two offers from cash buyers. We called up to make the asking price offer today. Asked where that offer stood compared to the others. Agent said basically the same offer of asking price, but they are cash buyers.

Do we give up now? What happens next?! Not heard anything yet and confused as to why they would have even had us view when they had already had two cash buyers offer asking price... I also didn’t think cash buyers even went in at asking price. But I’m new to all this.

I'd always go with a cash buyer, even if slightly lower offer. Afraid stating how much you love the house really isn't relevant.
I went to sealed bids on one house as I had three offers the first week it went on the market. Each buyer wrote a letter too. One was below asking, one was slightly above and they had their house under offer with same agent, one was quite a ways more but had just put their house up for sale. I went with the people who could move the quickest.
Make your offer and just leave it there.

OP I would look for something else, the last hour we sold had a cash offer 5k over asking price on day 3. Then on the same day we had a offer 10k over but they had a mortgage. We went with the cash...most people go with the cash offer. We bought our house after that with cash and again someone outbid us by 7k but we had our cash offer accepted. Usually cash offers are preferred

I assume they're hoping for a last minute bidding war to pocket the extra cash. I doubt 5k is going to swing anything here unfortunately, though by all means offer it. Generally people do go with cash buyers if they have them. If you love the house it may be worth appealing to the vendors on that basis but I probably would let it go unless it's a desperate situation.

I hope you find something.

Sorry OP, I would walk away.

They are most likely going to take the cash buyer because even if you offer more, the surveyor may not agree which could mean you would have to make it up with more cash. (I think when we were looking, this was normal in some areas). It will be a faff and unless you have lots more cash, you're probably wasting time. Look for another house.

In our area a house which was up for 435k went for 525k to a cash buyer. I believer non cash buyers offered more. It very much depends on the local market and ours is crazy at the moment and the house.

You're being far too emotional about this. Buying and selling houses is a business transaction. Of course they are going to go with the best offer and a cash buyer. It's no reflection on their moral fortitude as people.
