How to calculate rent amount for part month?

Hi

I’m trying to calculate how much rent I owe if I’m leaving halfway through the month (13th September). I usually pay rent on 3rd of the month - does that mean I’m usually paying 3rd - 3rd? so should the final payment cover 4th - 13th? (I have already worked out the rent amount per day).

Bit confused! Thank you!

What does it state in your lease?

It should tell you the notice period required and the start date of your tenancy.

Is at an AST? if so and it's a statutory periodic then you need to give a months notice ending on the first or last day of your agreement
So if your TA starts on the 3rd of the month- if you give notice now you need to pay until 2nd October so final payment will be 1 month rent on 3rd Sept- unless you have a mutual agreement with the LL to pay until 13th.
If its a contractual periodic then you need to give notice to the terms of the agreement and pay rent accordingly- unless you have agreed differently with the LL

The contract I had for one year has lapsed so I’m on a rolling contract (we didn’t want to get tied into a new fixed term contract as I thought we might need to leave soon - have been able to give one months notice).

So if I moved in on the 3rd of the month and pay on 3rd month, I pay 4th - 13th? (I was just checking it wasn’t 1st - 13th for any reason)

Your rolling contract still has to terminate on the same day, unless your landlord has agreed otherwise. So you’d have to move on the 2nd of September or Pay up to the 2nd October.

If you’ve got a private arrangement, I’d have expected the landlord to make it clear when they were expecting rent to be paid to, or they might be expecting you to still pay in full.... but objectively, 4th to the 13th sounds about right.

How about checking with the landlord? If I was your landlord I'd be expecting a full month. If you want to leave before the full month that's on you.

If the landlord wants rent for the full month he/she wouldn’t be able have people move in a few days after the OP leaves.

I agree. So it's a bit odd that OP hasn't discussed what the landlord expects and is posting here asking how much rent she owes Confused

Presuming you're allowed to do it:

So 31 days in August.
Rent divided by 31 = £30 per day
The 3rd to 13th is 11 days.
£30 x 11 days = £330

When I worked in Lettings we would multiple the monthly rent by 12 and divide it by 365 to work out the daily rate (I know some years have 364 days) then multiply it by how many days the tenant would be in the property.

If you moved in on the 3rd your rent covers you from 3rd-2nd so you be paying for 3rd-13th.

You don’t need to give notice on your contract dates if you’re on a rolling contract. When I did a certified property management award we were told that a tenant can serve notice on any date (outside of their contract) to leave a month later (or less if agreed by the LL) If the landlord has tenants moving in a day or two later, they cannot legally charge you rent for those days as they would be being paid twice

Yes this is correct, so I think you will have miscalculated by just a day OP.

Check your agreement.

I was going to suggest using the Duckworth-Lewis method but that may not help.
