Is anyone trying to sell a London flat at the moment?

Specifically, a flat with no garden. Ours has been on since March just before lockdown with sporadic viewings and no offers. Price lowered as much as it can go. Totally de cluttered.

The problem is not the flat, the problem is the market. If you look at rightmove, no similar flats within a 3 mile radius of mine have sold since the beginning of August. None. We are talking about hundreds of flats.

I am honestly terrified and devastated in equal measure right now.

Please don't tell me oh everyone is moving out of London for the countryside, bla bla bla - I know that full well. It doesnt change how awful I feel about it.

Anyone in the same situation and want to commiserate?

Oh LewishamYes, wrecked by high rises and people who would have turned their noses up at the area in the 80s and 90s !!You are right OP , its not Upmarket, no matter how much these developers try to sell it as such !! Ruined Lewisham big time anyone who grew up in and around lewisham- me included- chokes on the idea of spending half a million on a high rise flat there- but I guess non SE Londoners woke up to fact it’s zone 2

I was wondering whether it is a fairly small flat then? Because I am looking for that type of flat myself around these areas and to be fair, soooo many of them are literally tiny 50-60sq.m. And some of them have no balcony, nor access to garden. I think it is more of a purchase for a single person who probably moved in with their parents for time being.

I wonder if working from home continues, if a lot of current office space will be converted into flats? This excess stock of flats in the centre may further depress prices of flats with no outside space in zones 2/3. They might sell to people looking for a city pied de terre.

Oh shit. We need to put our London flat with no garden on the market next year. I think we're going to lose money on it. Area is good and property is nice (and not cheap either, three large bedrooms and roof terrace). Am expecting the worst now...

I really feel for you OP. We've just had DC2 and although the space is ok the property just isn't suitable.

I do wonder if the whole market is affected though. Near us there's a really nice 3 bedroom house with garden, not massively overpriced, on the market and it won't shift (we had our eye on it) and now they've got it up to let as well

Did you ever sell? We’ve had our London flat on since October and same. No offers. Recently changed agents but nothing. Wondering if I should give up.

I don't know but we are trying to buy in the countryside (we live in the countryside, so we aren't those Londoners trying to move out) and it's an absolute nightmare. We've made 3 offers, one purchase fell through because vendors decided not to sell, the other 2 sold for well (I'm talking 15%+ over the guide price - which was about 100K more than guide prices in many cases), well, well above market rates in the area. It's a nightmare. We've given up after a year.
