End of tenancy clean

I will be the first to admit I would make a terrible cleaner Grin but we need to have an end of tenancy clean done and are being quoted £3/400 for a 2 bed in N London, we’ve checked at least 4 different companies and they are all similar. This doesn’t Include a professional carpet clean either.

How thorough and deep is an end of tenancy clean? Could I do it myself (ok I know I could do it myself but is it really somthing that’s best left to someone competent?!) or alternatively does anyone have any recommendations?!

Last tenancy I left, I had to show receipts that I'd paid professionals.

I’d do it myself once the property is clear of furniture. Does your contract state it must be a professional company that does it though?

Check how much the letting agent would take off your deposit if you didn’t do an end of tenancy clean.

We were quoted around 350-400 pounds.

The letting agent stated they would charge £200 from the deposit if we didn’t have an end of tenancy clean, so it was a no brainer really.

I've done mine myself before. The agency gave me a list of things to do.

TBH is easier to clean somewhere empty than somewhere with your own stuff in.

I've always cleaned my own. It's not hard as long as you have the right materials and maybe another pair of hands helping. Lots of bleach, Windolene and a little scrubbing brush to get in the corners if it's needed.
I would recommend a carpet washer though. Either hire a Rug Doctor for about £35 or see if you can hire someone cheap enough. We're up North so it was about £50-£75 for quite a few rooms.

Oh and one more thing: PHOTOS PHOTOS PHOTOS! Take photos over every single thing before you go. Skirting boards, appliances, in kitchen cupboard, EVERYTHING, if the Estate agents try to claim on your deposit it could be all you need to prove it's bull or even that it's normal wear and tear.

Our LL tried to do some fellow tenants for cleaning after all their new prospective tenants and the agents had traipsed through and made it filthy.
