1st time House Seller What Do I Need To do?

Advice please wrt selling my house. What certificates (if any) do I need. Estate agents - how do I choose one, what’s the going rates? Tell me anything and everything please, a complete novice here.

Get 3 estate agents round to value and ask them what their best rates are - they won't tell you upfront as they need to see the house first to get an idea of how quickly it is likely to sell. You can negotiate the fee.

You need certificates/paperwork for any major building works you may have had done including planning permission and building regs certificates if appropriate.

Its useful to have a certificate to confirm your electrics are up to date but you dont have to. Paperwork to show boiler has been regularly serviced and chimneys swept if applicable.

Get quotes from some local solicitors to see how much they charge and see a financial advisor to sort out a new mortgage offer for your onward Purchase.

Get at least 3 valuations. Pick an estate agent that advertises on Rightmove as that's the most used site. Estate agents tend to charge a % of the sale fee. How much roughly is your house worth? If under £500k then you should be able to get a fee if less than 1% do not be afraid to negotiate a reduction - ask for 0.6 or 0.8% worst they can do is say no.

Personally I'd avoid an agent that "pre approves" buyers. It's estate agent speak for "forces potential buyers to see our in house mortgage adviser" .

Before you get valuations - declutter and clean! We rented a storage unit and moved out everything we didn't use weekly.

Tidy up those odd DIY jobs you've learned to live with. Restock that peeling wallpaper, touch up that scratched paint.

Curb apoeal- hanging baskets, pots by the front door. Clean the front door. Tidy up the front garden.

Do not spend much money though! A good clean and declutter will do wonders.

The estate agent will arrange an EPC, that's the only certificate you need.
