How much would you say the yearly spend on maintenance and repairs for a house around £200,000 would be?

What I said in the subject really.

How much would you say the cost of maintenance and repair for a 3 bed house worth £200,000 yearly would be? I just want to work our what to budget for!

We spent 35k renovating our 200 year old cottage, worth 200k, and three years later a fair few bits all needed doing again....but that because it was a period property in a conservation area and we had to have wood windows etc.

It's impossible to say, and depends on how fussy you are , whether a house is just a home or whether you enjoy designing and decorating things. Also, depends on how handy you are - DH fitted the kitchen with a little help from a plumber/sparky.

We've since moved into a new build for a break (except we've not stopped as we've been busy painting every magnolia wall a lovely bright colour )

You can't think in terms of a "budget" like that. For a lot of things you have a choice - spending is discretionary, such as decorating or replacing things that either simply look tired, or are damaged but you're not bothered whether they work or not.

Other things are essential, such as a boiler repair, a roof replacement, leaky pipes, etc.

It will all depend on the state/age of the house, your personal needs and preferences etc.

It will also depend on what you can do yourself (learn to do yourself). Getting a plumber to change a leaky tap washer could cost £50 but if you can do it yourself will just be the cost of the washer (maybe a couple of pounds for a pack). Same with decorating - repapering/repainting an average sized room could cost £1,000 if you get a decorator and want expensive paint/paper, but less than a £100 if you do it yourself and buy the materials off the shelf in B&Q!

We bought our house for £100k 20 years ago. It's now worth £300k. Just a normal sized 3 bed detached house that was built in the 80s.

Over the past 20 years, we've spent at least £100k on repairs, so that's an average of £5k per year. That includes a new boiler, several new radiators, replacement conservatory, replacement doors/windows, partial rewiring, replacement kitchen/bathroom, and full redecoration inside and out a couple of times. But still doesn't include any "improvements" such as extensions nor the really expensive things like roof replacements. Some years, we've spent £10-£20k, others we've spent next to nothing, maybe just a few hundred. But we've done nothing to add value - it was all just replacing things that needed replacing and sprucing up what had become tired.

People redecorate every year?

We give our painted walls a refresh every few years!

It means one room per year, so if you have 10 rooms each one gets decorated once every 10 years.
