What would attract you more in a house

A 4 bed and 1 bathroom however one bedroom is very tiny (single bed and drawers and you’re done)

Or

3 bed with 1 bathroom and 1 en-suite

Just don’t want to do something to a house that is going to devalue it.

Three bed with en suite

Four bed, then I can decide if I want a home office, dressing room, gym, extra bed room or en-suite,

Three bed and en suite and you make the choice more difficult for me.

Why not make the top floor into a huge master suite with it's own bathroom and a dressing room.
Then on the 1st floor you have 2 beds and a bathroom.
Invest some more of your money in the basement to create a family room/home office and a WC/laundry/utility area?

You need 1/20th of the floor area as an escape window for a bedroom (which is only ground and 1st floor)
