My kitchen is falling apart, had a guy round today to say it needs pulling out and fully replacing (I knew this already)
He reckons if he can get the right gang on it it can be ripped out and replaced in two days.

Now, going back a while to end of Nov we had someone round to look at the intergral stove top that wasnt working properly. First guy said it was a big job, so estate agents sent around another guy who told us is was an even bigger job than the first guy... all the electrics are illegal. This was now close to Christmas and we said that (as we were away for Christmas and also working ie, didnt need the kitchen for Xmas dinner) there was no great ruch and the new year was fine. The kitchen also came with an integral fridge, the main door and freezer compatment door broke the first week we moved in. We were bought a F/F as a gift so it was no biggy. BUT as we had none of our own white goods when we were moving, this was a deciding factor when we chose this flat. So, neither of these items have worked properly since we moved in. We informed estate agents straight away.

Estate agents fobbed us off in the new year, and next thing we know we're in isolation & lockdown.
Its taken 3 weeks since we last emailed them to actually get someone around to see it.

I'm pissed off its taken this long, leaving us with a shitty/dangerous/unhygeinic kitchen. And now Im not really sure what TF we are meant to do for the two days it will take to sort it out. We're in a flat with one room to be in during the day (my partner works nights aslo) Once the kitchen has been emptied of stuff there wont be much room left.
In normal times it wouldnt be to much of a bother, we'd be at work/school. We could go for a day out or for something to eat, or takeaways (but not now coz we're skint, im on unpaid leave and y'know lockdown)It will be impossible for us to socially distance properly because of the lay out of the flat.

So, where do I stand? WIBU to expect the landlord/estate agents to arrange two nights at a hotel and some meals for us. We honestly cant really afford two days worth of takeaways and the space just isnt workable for family of four and gang of builders/electricians.

I'm really REALLY unhappy with how we've been treated, I just want them to fix it and acknowlege the massive pain in the arse its been for months and to not make it any more difficult for us.

Any advice on how to go forward with this would be great.

How long have you lived at the property?

Alwayscheerful · 27/06/2020 18:05

The law on electrical safety in rental properties is changing very soon. I think the changes come into force in July, your electrics will need to be up to standard and certified every 5 years.

The electrics will be a bigger job than the kitchen.
Is your landlord aware of the new regulations?

Alwayscheerful · 27/06/2020 18:08

Sorry it sounds like you are having a full rewire. I would ask if they will be channelling all the plaster out in every room or surface wiring in capping.
Many electricians only rewire empty houses.

SantanaBinLorry · 27/06/2020 18:13

ah shit re; electrics.
Second guy said electrics were illegal because there is a whole bank of plugs above the stove. Could these just be removed/blocked off (?) There are plenty of other sockets in the kitchen.

We moved in Beginging of Sept 2019. We're in Wales if that makes any difference?

ah, balls, actually the switch for the oven and boiler are on that bank above the stove :(

I have no idea if the lanlord is aware. The estate agents seem thick as shit, so not hopeful.

I would pay for two days in a hotel for you and offer £100 for food as a gesture of goodwill
For that I would ask that you would be happy to clean up after the workmen had been and made it good.
If you needed to repaint, I’d be happy to pay for that if you’d be happy to paint it.

mencken · 27/06/2020 18:24

unless there is something else, that's probably not illegal it is just 'not to current standards'. It will need to be sorted in order to pass the new electrical check.

contact the landlord - you are entitled to his/her details.
the lack of space is what it is and you may have to go somewhere else during the day.For two nights, camp kitchen; fridge as you have, microwave and one of those little camping gas stoves that run off butane cartridges. Cook some freeze-ahead evening meals. For that short a time I would stock up on paper plates.

SantanaBinLorry · 27/06/2020 18:45

Dowswe I hope you are my landlord. But I suspect someone so reasonable probably wouldnt have messed me about thus far.

Yes, im sure we could camp out in the living room with micro meals, always plenty in the freezer. But I wouldnt be happy using a camping stove. And really, the space just isn't practical/safe.
Also Im not sure where im meant to take a 9 and 12 year old for two whole days. Especially if it pisses down.
