Landlord and dog - how much?

Hi everyone

My family and I have lived in a rental property for nearly a year - no problems, good relationship with landlord so far. We did at the start ask if we could get a dog and he said no, but we want to ask him again with the offer of money to cover the costs of any potential damages the dog (if he agrees) might make.

How much do you think is a reasonable amount to offer for this? Me and my partner have discussed and have very different views on what is the right amount to offer.. I think what he is suggesting is far too low. I don't want to to say what either of us are suggesting so would be grateful for any replies from people who have had to do the same, or from landlords who have done this.

No amount of money would persuade me to let our tenants have a dog. Been there. Never again.

Really @lemonpudding ? What damages were there that were so extreme that made you feel this way?

We paid a £150 dog deposit when we last rented. Our dog v well behaved and no damage caused so got it back no problem.

What's the property type? Because it might not be the landlord, it might be that the deeds (thinking flats here) disallow dogs.

The flat dh and I rented disallowed pets, when we enquired we discovered there was an additional charge to the landlord for pets in the property, we offered to pay the extra but they just didn't agree with pets in flats, which I understand.

Even if he agrees, think about if you have to move and the next landlord(s) doesn’t/don’t accept dogs. What happens then?

A friend of mine got a rescue dog with the landlord's permission. It chewed every single kitchen cupboard door the first time it was left alone in the house. They ended up paying a fortune to replace all the kitchen doors to the original spec as they'd agreed to put right any damage. The dog was returned to the shelter...

The cost of professionally cleaning the carpet - for all the rooms of the house. And cleaning soft furnishings if it's a furnished rental - because that will need to be done to remove the doggy smells before he relets the property. And dog claws can damage hard flooring too.

The dog might ruin the garden too, with running around, scratching up the grass. And chew/damage furniture - eating skirting boards for example.

I wouldn’t get a dog while renting.
I had dogs all my life until I had to go into rented ten years ago. Unless you have a secure tenancy where you know you will be able to stay for 15 years, you’ll always run the risk of not finding another place that will let you have your dog.
I had to rehome mine when I had to move into rented (back with her breeder after 7 years, but at least it was someone who would look after her well) and it broke my heart. But I couldn’t find anywhere to rent with me with a dog and was facing homelessness.

I have 3 well behaved dogs and honestly they have wrecked almost my house at some point over the years it’s nearly all had to be replaced, retouched or fixed somewhere down the line!

The claws have scratched the laminate as they walk and try as I might the carpets do smell of dog at times. As they walk past the walls get grubby and have required constant scrubbing and the corners of skirting boards etc have been nibbled on more than one occasion. Even just things like them walking past corners seems to take off paintwork! Not to mention the larger things that have been chewed or damaged as they were puppies and finally the garden which is a mess from wee/digging/eating stuff.

I don’t mind any of these things as it’s my house and I will fix it all when I can be bothered but I’m not sure I could cope with the stress if I rented Blush
