Tenants dont want to allow access for viewings

Im not sure how best to deal with this. My lovely tenants are moving out of my rental flat in July and I would like to advertise this through the agent to relet it.

The tenants are not happy for the agent to visit the property to take photographs for the website, or to allow any viewings. They have askes that the agent confirms that they will not enter the property.

I dont want to be insensitive however I cant afford to wait for them to leave before I put the flat up for rent.
They really have been lovely and accommodating tenants and they have sent me a lovely note though.
Any ideas how to deal with this tactfully?

Just tough OP!! Understand you can't afford to wait but that's the risk you take becoming a landlord! No way would I let random people who have been god knows where bring all their germs through my home!!

Tell them whayt you've told us, that you can't afford for it to be empty for long.
Bribe them with all of their deposit back or part of their last rent.

The flat and any furnishings will need to be thoroughly cleaned and possibly decorated before anyone new might want to rent it so it will have to be empty for a while. What advice has the agent given you.

OP I don't think you're being a monster here but you would prefer professional pictures rather than ones taken by the tenants and the tenants would prefer not to be exposed to a dangerous virus. I think you need to put that in perspective.

I am a tenant I live alone and have been isolating, I won't be allowing anyone into my flat if I decide to move in July when my tenancy is up, I haven't seen friends or family since March why on earth should I let numerous strangers into my home

Your contract - and numerous other such Things - are now trumped by the new legislation for the country to tackle a blooming infectious epidemic that’s killed 35,000 and counting.

And you are wondering why people don’t want unknown random others who may well be asymptomatic carriers of covid 19 traipsing across their home?

You say you are a single mother. Would you want your child to be exposed at this time to an unknown number of strangers walking across your child’s home?

I dont blame them especially in the current climate. When DD and housemates gave notice on her rental the landlord was a PIA regularly arranging viewings at random times. As she is an allied HCP and her house mates nurses, there was always one of them either on a night shift or in bed or in a state of undress. I did tell her she didn’t have to allow any viewings but they were young and soft and it was a real problem for them.

Your best situation is to work with the tenant. You having a period of unoccupancy isnt their concern.

If the property is left in a decent state, they're legally entitled to all their deposit anyway Hmm.

As others have said OP, regardless of what your lease says, they have refused, and you can't override that - COVID or not. If you can't afford breaks in tenancy, you either need to sell, up your rent, or take out insurance to cover voids.

I don't think anyone is being horrible. It doesn't matter what your contract says, you cannot go into the house or send anyone else in without the tenants' knowledge or permission unless it's an emergency. You'll just have to do without professional pictures. It's a rental flat, I don't think professional pics are really necessary.

How are you losing so much money on it? That doesn't seem right.

Why on earth don't you sell it? You're losing money and you are financially irresponsible as you cant afford a void period. Would you be able to afford repairs? Can you carry out maintenance?

It's this this sort of attitude and selfishness that fucks over tenants.

A young relative has moved from one rental flat to another in the last few weeks.

The landlord used the previous photos to advertise and all doors were propped open when 2 groups came to view.

No doors or property was touched and the agent was scrupulous with wiping down.

She is pregnant and stayed outside whilst her partner was inside.

The new flat was professionally cleaned and decorated and left empty for 4 days.

I don’t think you are unreasonable - it can be done with care.

They've said no, you have to accept it.
Use old photos and wait for them to move out. It's not unreasonable to not want randoms coming into your home and legally they don't have to allow it. It's not their problem you can't afford it.

You will let more quickly and get better tenants if you clean, repair, decorate and then market all after the tenants have vacated. £500 per month loss sounds like madness, so maybe consider how you can mitigate that.
