Wtf am I supposed to do now?

My dh was working on a FTC and everything seemed ok. He lost his job last year and quickly took this on while he looked for a permanent job. Anyway, this company told him prior to CV they are happy with his work and they will be extending his contract in October.
Did the dh get anything in writing?! Oh no, he just enjoyed his pat on the back. I told him we need at least 6 months on a FTC to get a new rent contract and as he'd taken a pay cut when he got the FTC we should be looking to move ASAP to rescue the rent cost. he just carried on and is burying his head in the sand pretty much ever since he lost his original job last year. I don't seem to be able to wake him up out of walking us until an absolute disaster. Tbh were already in one.

Anyway his company have now said they can't guarantee an extension of his contract and the landlord has served us notice e as he wants to sell. There's also apparently a special term in the flats management company that forces us out by a certain date that we were unaware of when we took the tenancy on less than a year ago.

I can't sleep it's making me ill. I'm on furlough but only earn enough pt to cover my avacado addiction. I've now had to give them up but not going to make much difference come trying to rent somewhere.

We have about 6 months rent in savings in the bank, are we now officially going to be homeless? What do we do now? We have no family it's just us. I'm absolutely panicking now. We've always been on top of things financially. Never thought we'd end up like this.

I’m not sure about the ‘special term’. Can you say any more about it so people can advise you. Sounds unlikely to me.

“Special term” sounds like blx, or illegal. Have you got a copy of your rental agreement?

Ok I don't want to put myself but the term is because it's a listed building and part of a trust I think?! That only allows the 'owner' of the flat to let it out for x months out of the ownership.
We were not made aware of this until the estate agents emailed us to give us notice. Estate agents are now not replying to emails or our phone calls to discuss if there is any flexibility on this. We thought we'd stay here until dh gets a new job but don't think that will happen quickly enough due to the job market right now in his field.

Phone Shelter tomorrow. There are protections in place to stop evictions outside of very exceptional circumstances (like the LL needing to personally move in to the property). Shelter will give you the right info.

I've checked the agreement but no mention but there is a 6 month break clause so we have been told he wants it back. We have paid all rent due no problems at all so far until this. We've been here 9 months so far(!)

Seek advice. Just because it's in a contract doesn't mean it's reasonable and enforceable.

How much notice have you been given? What date should you leave under the special term? Did you sign a contract for a year?

There was no mention of a special term in the contract. Even the estate agent has said in their email they were unaware of this term until the LL told them to serve notice. We have until Christmas so that's at least some time.
But doesn't seem enough given the job market right now. We could stay here longer on the same rent as have money in the bank it's getting a rent contract that would prove very difficult right now I imagine, as well as 'wasting' the savings on the costs of moving out as well.

So you've got 7 months? You'll be fine, the housing market is starting to move again, a lot will change in 7 months.

Under the coronavirus act the notice from landlords to evict tenants is now 3 months instead of two, and that's 3 months from rent due date. Therefore, if you pay rent on say the first of month, they can issue you notice as of 1st June with your moving out date as 1st September.

How do you think people without jobs rent places? You’ve got seven months notice AND money in the bank. Start looking now. Do you gave anyone who could be a guarantor for you? Have you made a claim for universal credit?

Agree with others that's a lot of notice and evictions will be up and running after the 3
Month period so even if this notice is invalid their is enough time to serve you fresh notice and take you to court.
Be proactive now, you have time and money in the bank, the market is starting up again and people are looking/moving. What area are you in?

You have to be issued a section 21 to move out. Nothing can happen until you get that.
At the moment you have to be given 3 months notice, not 2. But if you have 7 months to move out that is more than enough time to find something else. It's not nice having to move if you don't want to - I had to last year - but there is nothing you can do about it.

7 months notice and 6 months rent in the bank. Why are you worried? You can offer a new landlord your rent in advance if need be.

Thanks. I didn't post for sympathy. I am genuinely worried. I don't know. I've never been unemployed. Always planned for a rainy day etc. Dh has been trying to get a permanent job for 8 months so I'm concerned that he's not going to get a job now. I genuinely don't know how people rent who don't have jobs even now! Thanks for all who helped.
