Loft Conversions

We are considering doing a loft conversion as our third bedroom is quite small and while DD is fine in it for now (she is 3) we think going forward it would be better to create a bigger room for us in the loft, move DD into ours and use her room as an office. We have a DS also but his room is a good size.

We could extend but don't have the biggest garden so would rather not.

House is a 90's built 3 bed semi, so a box with some walls thrown up basically.

Can anyone share their experience of loft conversions, particularly for this type of house? Worth it? Is a dormer a good idea? Any issues you came across?

Sorry for the boring thread Im trying to think of anything bar Covid just now!

Our house is bigger, but we love our loft extension.

A dormer will give you more usable headroom.
You have to think where the stairs will go.
You lose more than you think to room insulation and the floor, and we found it difficult to judge what it would be like.
Do you currently have a water tank up there? We are now 'mains fed' or something.
All our doors had to be replaced with fire doors.

We have more usable storage up there now than we ever had before.

You probably shouldn't be on a separate floor from a young child if it can be avoided.

Have any other houses done loft extensions? Do they have dormers? That helps on planning.

Thanks for the pointers.

We wouldn't be moving up away from the kids for a few years at least, it would be office/playroom until then.

I didn't realise about the fire doors.
