Ideas for London areas for new family

Lockdown planning ahead to next few years. Would be interested in hearing views and experiences of other London Mums (or Dads).

We are expecting our first in June. We currently own a 2-bed new build flat in Woolwich. It's spacious has a balcony overlooking the river, but we don't want to stay long term. It's been a great first rung of the ladder though. Once dc is school age we'd like to be somewhere with really good access to large green space. Ideal places we've rented before could include Blackheath or Camden, where we lived living close by the parks, or north London where we've lived near Highgate Wood. However prices are likely to be too prohibitive in those areas.

We have rented in West London before as well and liked it. Have looked at Chiswick but don't know it really well.

South London is not somewhere we've lived, mainly because we have always prioritised transport, up until we bought.

So key priorities for us are:
Green space (decent sized for good long walks) or riverside
As central as possible. Quick, efficient transport links as DH works long hours in the city. Ideally tube or really frequent trains. His commute ideally 30mins max. (I wfh).
Local area / villagey feel with shops / restaurants etc
Primary schools good or above. (Less concerned about primary than secondary).
To have the option of a decent secondary school would be brilliant. Would rather not be forced into private.

Areas I'm looking at very broadly are:
Blackheath / Greenwich
Tooting Bec / Balham
Tufnell Park / Gospel Oak (pricey)
Chiswick?
Battersea?
Clapham- too pricey?

We looked at Dulwich area but it felt a bit too suburban for our taste and trains were infrequent.

Places like Twickenham / St Margaret's look lovely but probably too far a commute at present? DH's hours will be early / long for the foreseeable so we want to ensure he can get home quickly.

Are there any others out there with similar lifestyles and requirements with advice about any of these areas, or indeed any other interesting suggestions? We've got a few years yet but would like to be settled by the dc first school.

Budget-wise by then we could probably afford up to 850k for ideally 3 beds. We are very happy in a flat not a house, as long as there is a balcony and green space nearby and as central / well connected as possible. Happy to do work.

Dulwich, to me, feels no more suburban than Clapham or Greenwich/Blackheath. You’re more likely to get something within your budget there than West/SW London. Have you looked at Peckham?

Twickenham is solidly suburbia.

Brockley/Nunhead ticks most of your boxes. Not huge green spaces bit lots of interconnecting smaller ones.

You want out along the east london line.

Brockley, forest hill, honor oak, out to crystal palace.

Nice parks, good schools, good transport links in and out. Buses as well as the overground. Links to national rail too.

I’m in Walthamstow and looking to buy a place soon!

I wouldn’t live anywhere else but Walthamstow tbh - hahah I’ve been renting here for 5 years!

The wetlands are nearby, also Epping Forest !! Excellent transport links (Victoria line and the overground) - plenty of places to eat and drink !

I rarely leave the area As it has everything

Don’t know about schools tbh not on my radar yet!

@MrsSchadenfreude I definitely feel more in the city in Blackheath- probs because you can see it on the skyline, and because the transport is so quick from Greenwich / Cutty Sark.

I cycle to Epping Forest in 20mins - walk is about an hour or more though i suppose ! I guess depends where you live as Walthamstow is huge! I have taken a bus to the forest as well easy enough a few times - but yeah usually cycle which probably makes things easier to reach for me

Leytonstone- I’ve wanstead flats at one end of the road and a station at the other. Central line tube, crossrail opening down the road in Forest gate & Maryland at some point 🤞

Forest Gate could also suit- lots of young families in both places. Being near the flats is just incredible.

What’s your budget?

You can definitely see the City from Forest Hill / Crystal Palace! How about Wapping? Herne Hill / Brixton on the Brockwell Park side?

I do like Clapham / Balham / Tooting a lot - lives there for years! - but the Northern Line is a grim commute.

Maida Vale or St John’s Wood (bit pricey though depending on which specific area) - lots of local green spaces, good schools, close to the canal and Little Venice area, good local shops, quiet residential feel, close to the centre and excellent transport links.

Tufnell Park, Gospel Oak, Kentish Town. Even Archway as it's up and coming, very central and near to Waterlow Park, Hampstead Heath

@LockdownLassie you can definitely be in epping forest on foot in Walthamstow depending where you live. Look at North Chingford too.

Beckenham/ penge / Sydenham

Lots of train from beckenham junction or the other nearby stations.

Loads of parks including beckenham place and Crystal Palace park

Within your budget

Village feel

Good schools

I think pps are confusing Walthamstow the area, with Waltham Forest the borough. The latter is huge, and includes Wanstead Flats and part of Epping Forest. Also, a lot of the areas mentioned are in no way a 30 minute journey from the City!
