Anyone sold a house with planning permission?

Just that really.

Does it really add to the value of the house? Is it worth the rigmarole of getting plans drawn to obtain planning permission?

I did about 16 years ago on divorcing - it was for a loft extension.

Whether it adds to the value, particularly in these times, I've no idea but it was certainly a selling point and the viewers seemed to want to see the plans etc.

I was told on MN that it adds no value Hmm

But I was advised in real life that it can add value very much so!

So I believe the professionals over MN.
However we never got time in the end to do it. We sold without, shame.

It didn’t add value but definitely helped to secure a cash buyer who wanted it ready to extend. It meant we could move quickly when the house of our dreams came up.

It didn't add value for us (SE England) but I would say that it meant our buyers wanted to move quickly and within six months they'd finished the extension wed dithered over for years!

I’m an estate agent and only sold a house with PP once. It didn’t add value but the house was desperately needing extended so the fact planning was already approved was a huge bonus for interested parties and it ended up going for much more than expected.

It will probably depend on your area and what the planning is for though so speak to a local agent, they’ll be able to give you the best advice

My husband sold his old house with planning permission to convert the double garage to a granny flat and the pp was a definite advantage.

Value & sale price are not the same thing so no they aren’t.

Sorry, kids are driving me mad so my last post was a bit abrupt. Let me explain.

There’s a house which is valued at £100k. The house is worth that regardless of planning. Someone comes along and buys the house for £150k. That house is still only worth £100k but someone paid more than that for it.

In my example the fact the house had planning made zero impact on the value of the house, it would have been £100k with it or without it. However it impacted what people were willing to pay to avoid going through the planning application process and someone came along and paid more than the valuation.

Hi OP Very many years ago we sold a house which was a business and had planning for a 4 bedroom house in the back garden which was quite large. The increase overall was a £20k uplift in less than 8 months of ownership.

We have moved house very many times and I am unable to understand why people or anyone else for that matter is saying it adds no value it does not make any sense otherwise why bother. Hope this helps

Thank you Icebear - don't want to argue the toss as you're busy with children! But surely the value of a house is what it sold for, rather than what the estate agent estimated.

Sorry @Westfacing, just saw your post.

The valuation in Scotland (where I am) is part of the home report which is conducted by an independent surveyor, not the estate agent. It’s a formal valuation and distinct from the selling price. A house that values at £100k but sells for £200k is still only worth £100j.
