End of tenancy landlord issues

Hi, first time poster here just wanting a rant on my Dickhead of a landlord.

Been renting flat for over 5 years rent paid on time. Coming up to end of tenancy, and he is being a dick. Rental agreement at end of March (although moved out), this is the list of complaints so far...
Flooring inside the cupboard is dirty.
Patio windows need cleaning inside and out.
Base of kitchen taps are dirty,
Dirt around sink where it joins the worktops.
Mould around windows needs removing, treating and re-emulsioned.
Dirt at junction of skirting board and plinth below cupboard with no door.
Kitchen Manros extractor fan is greasy.
Kitchen ceiling is cracked.
Oven extractor hood is dirty and no mention of it not working on the inventory (it is "Siemens extractor hob with electric light - not working).
Dirty paint on skirting and base of door frame behind kitchen door.
Dirty paint on living room skirting boards?
Dirty junction of kitchen tiles and carpet by kitchen door near hinge, on carpet gripper.
Carpet stains in hall, living room and bedroom.

Damaged bathroom tiles need replacing.
Paint on windowsill in bedroom is "flaking".
Normal wear and tear is obviously non existant or am I wrong?

you've mentioned dirty stained or greasy 12 times in this post when we left our rental after 5 years I scrubbed the house from top to bottom especially edges of things and corners the agents still weren't happy but I did at least clean everywhere

If you had cleaned more thoroughly other issues may have been overlooked. Dirt is not wear and tear. How did cracks in tiles appear?

Wear and tear is one thing. "Dirt" and "grease" is another.

I think you’re in the right (I’ve rented for years). There may be a clause in your rental contract that says professional clean required?

Anyway, it’s not up to him. It’s up to the independent company that hold your deposit. My experience is that they are likely to find in the tenant’s favour, but you need to show proof that the landlord is over exaggerating, and you are being nice and co-operative. How far are you down the line with the deposit protection guys?

Really? We are still within tenancy and are still going into property to clean. He keeps entering without the 24 hours required notice and an impromptu inspection each time.

If it is dirty and they can prove it wasn't like that when it was let it is likely that the landlord will be awarded cleaning costs. Yes, tenants usually come off better in disputes but not always. You have to scrub every inch.

That's a drip feed . You implied this was after the end of tenancy. Is he advising what you need to address? Why is he visiting and why do you allow him to?

Get a toothbrush, some viakal, windowlene and clean it!

Dirt isn't wear and tear, it's the result of not cleaning.
The paint depends on when it was last done. After 5yrs I'd assume it would need freshening up anyway, but if it's been done more recently you can't say it's wear and tear.
Cracking a ceiling and damaging tiles aren't normal wear & tear. But again depends on why & the condition they were in. There's a big difference between old plaster and ancient low quality tiles showing damage, and those in good condition broken through carelessness.

However if your tenancy isn't up and you're still in the process of cleaning etc the LL shouldn't be in there drawing up lists of problems yet.
