Help, how to withdraw from house purchase -Scotland

We are due to sIgn missives in the next couple of days. It’s a new build and the builders are part exchanging our house which is currently on the market although the builder deals with the estate agent/home report.

I need to withdraw due to a sudden but severe change in circumstances.

What do I do?

I'm pretty sure you just say your now no longer able to sign the missives as circumstances have changed and you're no longer in a position to continue with purchase x

Thanks, do I tell my solicitor and they’ll tell the house builder or do I tell both?

Feeling scared as the house builder has been very keen and we’re due to move in 3 weeks.

Solicitor. Let them handle it.

There will still be some costs; for the solicitors time and probably lose any deposit you have paid.

Don't overthink this, it happens a lot. Circumstances can change........x

Yeah I thought so which I’m more than prepared to pay to get out of this now.

Thanks.

You need to call your solicitor and them follow up with it in writing (email is good).

In reality it’s not a big deal pre-missive and a new build developer will be used to it.

Yes, tell your solicitor who will communicate directly with the sellers solicitor.

Sorry you’ve got to deal with this op, hopefully things will get sorted and you’ll be able to move some day if you still want to. Your solicitor should handle everything though you shouldn’t need to do a thing except pay them.

That’s a relief, thanks for your help.
