AirBnB how to rent a home

I’m off on an adventure but need to do something with the house.

DS only reservation is that he’s like to be able to go home at Christmas and in the summer so that means AirBnB I guess to cover the bills. Luckily I live near the sea in holiday central but....

My little house is definitely homely. It needs a new bathroom and kitchen to look like a holiday home and although I’ve always wanted to get the floors sanded and varnished I’ve never had the money so I’ve got carpets. I can give it a lick of paint and it’s clean.... ish but is it hopeless? Will I just get terrible reviews as most of the other local listings have been designed to be holiday properties.

It is a nice house but definitely needs a facelift - any advice? Is it worth listing?

Can you afford to leave it empty? If you're not going to be on hand to manage it or pay someone to do that for you, it could be risky.

I can’t really leave it empty cause of council tax water gas electric etc

I do have people who’ve said they’ll manage it (and have experience) and there are plenty of companies here who will. I can ask them but because I’m clueless thought I’d get advice here

So long as you don't price it like the others you should be fine. If I saw one 50% cheaper than others in the area I would have lower expectations

Price it accordingly and don't advertise it as anything other than it is. It has to be spotless and have the number of dining chairs you advertise as sleeping, and double the amount of cutlery and crockery (so if it sleeps four have eight forks etc).
Your cleaners will be very important, as will be your 'greeter' though you could have a lock box. Some one will need to ensure things are not broken or stolen in between guests and things are stocked up (like toilet paper etc).
Be aware of any limits on letting days (I know you are not in London but there's a 90 night limit for example).
Also inform your mortgage company and your insurance company. If you have close neighbours better have a chat with them too!
