House selling questions

We are selling our house. In our contract it states that the agent must put into writing, email id acceptable, any offers we get as and when they come in.

We had an offer on Saturday, the people that viewed told us that they'd put an offer in and the agent would deal with it on Monday. ( We had watsapped about a detail about the house )

Monday comes, no offer. Late afternoon, lady messaged me, have they given you our offer? Nope.

I contacted agent and they said oh yes we've had 2 offers of asking price but neither are procedable (sp) as in neither has sold their property yet so we are leaving the house on and carrying on with viewings.

Now I'm happy to take the offer. Can I insist they accept the offer to the buyer and take the house off the market?

The contract is a rolling 30 day contract and the offers came in on day 10 of being on the market.

Oh, and we haven't had emails with any offers even though agent has told me there are 2 offers on the table.

Personally, I wouldn't take my house off the market for a non-proceed-able offer. I would let them know that you are happy with the price and will accept their offer as soon as they receive an offer on theirs. It sounds a bit heartless but in reality, their house could take over a year to sell.
Would you really be happy waiting that long? Also, when you offer on a house and are asked about the chain, it will put you at a disadvantage to other people offering as your chain won't be proceedable.

If none of this bothers you, then go for it.

On a side note, I would be giving the estate agent a talking to for not fulfilling their agreed contract about the offers. I assume they would be waving the contract around if you dared to breach it in some way, so they have to play the game as agreed too!

You can if you want but I think you’d be wise to take your estate agent’s advice. It could be months or even years before these people are in a position to buy and think of all the potential buyers you’d be missing while you wait.

Yes I'm very annoyed that the EA weren't up front, not their call to make.

We need a very specific property, seen one that almost dots the bill but it's overpriced and has been on the market a year. I'm not convinced the seller will accept what we want to offer for it £30k below asking price. We've dropped our house by £60k to sell it.

Maybe I get too emotionally involved. One of the offers have been back 3 times with various members of their family. They absolutely love the house and I really want them to have it. They weren't even on the market when they first viewed ours but in a week they have listed and are hopeful for a swift sale as they live in a more desirable area to us.
