I don't have a guarantor :(

Me and my boyfriend have just been accepted for a house to rent, this were accepted with the fact we will have a guarantor. My guarantor has just got himself in shit without us knowing and his credit will not pass the checks. Now we do not have a guarantor. It might sound crazy but I have no one in my life at all that earns over 42k a year (the minimum for a guarantor) that has a decent credit even. How do I go back to the estate agents now without one. I'm so so sad and upset about it cause we loved the house and this is the only stupid thing in the way :( does any one have any suggestions with what I can do :(

Do you have savings? Can you pay more to be held by the agent on client account to cover 6 months rent in advance so they know they will get it?

HavelockVetinari · 23/01/2020 19:39

Ask the estate agents whether you can pay 6 months upfront, a lot of folk have poor credit and manage to get housing. You'll have to save up 6 months' rent as a deposit which is a lot, but that's the recommended amount for people with poor credit as that's how long it can take to evict (if it all goes smoothly, and it still costs the LL a bomb).

Explain what has happened and ask the estate agents if they will accept anything else. They may well say no, but ask just in case.

I’m a guarantor. I don’t earn anywhere near 42k a year. Where did you get that info from?

sleepismysuperpower1 · 23/01/2020 19:42

housing hand offer a guarantor service. you can check if you are eligible on their website. all the best x

It’s probably dependent on how much needs to be guaranteed. Is there somewhere cheaper you can rent that you can get a guarantor for?

AmazingGreats · 23/01/2020 20:14

It's usually a yearly salary of over 3.5x the yearly rent. So if it's £1000 a month then 42k would be accurate

Connie222 · 23/01/2020 20:17

There are companies who will act as a guarantor for you - I have used one in the past. Have a google, there are loads.

If you have poor credit and can't save up then, unfortunately, you're a very risky tenant that almost all landlords would turn down. Sad
