Can't sell home. Anyone sold to we buy and home type places?

We want to sell our house. We've tried to sell previously and had an offer but the wife changed her mind.

We have 2 problems that we can't change.

Our house is on a dual carriageway, fairly close to the road.
There is a barn conversation across our drive that's not finished. It's been in its current u finished state for the whole 7 years that we've lived here. Chap comes a couple of times a year and maybe does a bit of painting. The garden is a mess and not fenced off and building materials are at the top of his drive. It looks a mess.

Our house is large, 5 bed, 2 ensuites, extra loos and bathrooms, 3 receptions. An acre of garden. It needs some cosmetic work, not too much though.

Every one has said the same thing. Too close to the road. Don't like the barn.

We've approached WBAH and they've offered us somewhere between 325 and 350. They don't buy it off us themselves but use a different website to find a buyer. They reckon 30 days max.

This house had been on the market 3 years when we bought it. We didn't know that. Bought in a hurry, didn't check properly as we were relocating quickly.

I'm torn. An agent said he could get 400 for it but obviously we don't know how long that will take.

I just feel 325 is a piss take.

It's not national speed limit, it's 60 further up and 40 as you come into the single lane which starts right outside our drive.

Can't build a wall because, you know, green fucking belt.

I think I'm going to give WBAH a call and have a chat.

Good to have Joe public's thoughts as we're not impartial obviously.

None of the DC are fussed about moving although 2 girls like the idea of an extra 45 minutes in bed on a school day. Grin

Sorry, I think it is overpriced and you overpaid for it. People who want a secluded big house in the country usually want it to be fairly quiet too.

When you bought it you paid £400000 more or less? Tbh I think you paid too much for it. The house is fine and you are correct about what puts people off. If there is a good agent nearby I would offer 1% plus vat ( unless you are in a cheaper agency area) with 10 week contract . I would market it at 399950. Nothing about offers over. Just the price. You will then get some idea of what can be achieved The agent should always show potential buyers round. A good agent is really worth the fee. We modernised and sold properties for many years, and the difference between agencies and individual agents can be huge. I would not use one of the we buy any house companies.Good luck

If you can't build a wall you can possibly erect a fence but set it back a bit so it is not an actual boundary fence.

Could you get other estimates from other, 'we buy your house' companies ?

Have you approached the barn owners and asked if A they would erect a screen ing fence or quick grow hedge or more probably let you pay for fence etc
Have another go at the planners re green belt restrictions re fence etc explaining the eyesore opposite

If WBAH can sell it, why not market it again with an agent ? Would you auction it or not ?

Have two agents market it at the same time to up the ante ? Be careful of the sole agent fee so you don't pay one of them for not selling it.

  1. DO NOT buy from any of those we buy any house schemes. Ive read reviews them and they'll promise 80% of the market value then just before you sign they'll reduce the price and by then it will be too late/ you've got financial commitments and cannot back out. Please google reviews before you do anything with any of those companies.
  1. The road is irrelevant. People will buy all sorts of weird houses in all manner of places. Ive seen large gorgeous detached houses go unsold only for buyers to pick some tiny cramped overpriced terraced property that costs twice the value. The fact is- YOU bought it so why on earth wouldnt someone else?
  1. It looks lovely from your photos. If the estate agent isn't working then find another one. There are comparison websites where you put in your post code and it will tell you which estate agent in your area is the best for selling houses quickly and at market value. Pick a well performing estate agent in your area and go with that- you could even go with a couple and get them to fight it out between them. Either way, please dont go with a "we buy any house" scheme- they are scammers and they will knock the price down right at the last minute

I second giving the instruction to the agent that's dealing with the house you're after. I'd put it on at the agent's recommended asking price emphasising you want a very quick sale.

It looks in very good decorative order and that will attract people who don't want to do any work. If you get the price right someone will buy it.

That's usually because it's in a great location - many would rather have a 2-bed flat in a cul-de-sac in town centre/close to station than a detached 3/4 bed house in some village where they'd have to drive everywhere. Personal preferences - location and quiet are very important for many rather than size.

No- I mean in the exact same area! I was trying to reassure OP that there is no accounting for taste and what she might feel is an "unsellable" house will be someone else's idea of "ideal home".

I also remember your previous posts, and knew it was you before you even posted the link. Wasn't there originally a pic of the front of the house and we said to put it back, the house is right on a busy dual carriage way,

I think you need to drop the price. Doesn't mean you have to go through wbab, but it's over priced due to its location

Personally I'd go on about 375 before I went for someone like wbah.

Thanks guys. Dh away tonight so will go through it all with him tomorrow and get something sorted. It's depressing living like this, shall we try and sell? Shall we do this up forever.

Dh says we can afford to take the hit on putting it up for 375/360 so will probably do that.

Every house will sell for the right price eh?

Just go and get rid of next door's rubble and building materials or at least tidy it all away to behind his barn. He's not even there, is he going to mind/notice?

Plant a bamboo or similar screen out the front instead of a picket fence?(also knee high picket fence or low brick wall surely can't be prohibited in the green belt, pretty sure it doesn't make any sense or difference, there's a whole building right there in the green belt and it can't have a little front garden fence/wall?)

Everything does sell for the right price op. People will over look many things if they get a bigger house than they could afford elsewhere. There's a thread on here with a woman wanting to buy a house she couldn't otherwise agree, but it's no parking, and street parking is a night mare. But the more house for your money gets people excited.

I've done it myself, we bought on a busy road with no parking years ago, much more house for our money, it was a terrible mistake, although we sold easily, but we bought it because of the house we were getting.

Drop the price if you want to move and get rid. You've been wanting to move for years. Just do it,

Is it really worth 400 in that location? If thats the issue drop a significant bit but not as much as WBAH.

By going cheaper you will hit people viewing much smaller properties for their money and they may prefer a bigger house and comprise on the position.

All that wbah do differently to what you're currently doing is reduce the price. You can do that yourself I'm sure.

If WBAH are willing to pay anywhere near 325-350 then grab it with both hands and run. You will struggle massively to sell your house now - with every passing year people are becoming more aware of pollution and emissions and the effect on health. Plus it's not in a great location. It's not worth reducing it and staging it, plus you'll save estate agent's fees with WBAH. Just offload the house and buy the new one.

The problem with WBAH is that they'll promise to buy it for 325-350. Then right before youre due to sign, they'll drop the price further- thats what people have said they've done. So, they could drop it to 300. People all over the internet have said this has happened to them.
Thats what I'd be very, very wary of. I'd rather pay estate agent fees- at least there are no nasty surprises there.

Yes, at least with an estate agent it's in their interest to sell it for you for as high as possible. WBAH will buy for as low as possible.

I did. Had house in Liverpool that the estate agents were being so useless that nothing was happening and it wasn't shifting. I was renting it as had moved for work/marriage. But needed to sell as baby on way. Estate agents had no viewings and no interest except for someone who offered 60k below asking (barely anything) and the estate agents were happy to propose the offer to me :-s
Offered it to WBAH (or very similar) and within a week had sold at only 10k under asking whixh was cash in my hand no other fees.
Great if need to sell ASAP and money in bank very quickly
