Our Vendor pulled out today...

Three fucking days before exchanging contracts.

She told our estate agent it was because she got the impression that we had been stalling and she wanted to take the house off the market altogether. This was news to us, as we’d been prompt coming back after any queries through our solicitor. She gave the EA the impression that our solicitor was causing a breakdown in communication.

After a few frantic calls, our solicitor was able to speak to the vendors and was told on the QT that throughout the process, she’d never been 100% about selling the property.

So she’s not only pulled the rug out from underneath us, she’s also tried to blame us/our lawyer for her changing her mind.

Any tips for a philosophical way of looking at it and resisting putting a envelope full of glitter through the letter box would be appreciated.

How.annoying. the house buying process in the uk is.shite. dont get conned into upping your offer. Maybe she sold is to someone else. Positive side is you dont get to give her your hard earned money! Are you in a chain? Something better will come up and its her loss.Wine

Oh god that’s so shit!

We’re hopefully exchanging this week and I live in fear of it happening. Our solicitor HAS been slow and I’ve been a ball of anxiety all month.

I just don’t understand why you’d go to the hassle of putting a house on the market, engaging a solicitor, stringing people along and then to be like “hmm never mind”!

That's beyond shit. At least you're in a good position going forward in terms of being FTB. Are you down a lot of money for fees and surveys? If so the glitter envelope seems practically mandatory.

Thankfully we’re getting mates rates for the solicitor as a family member works there. Solicitor says she’ll speak to senior staff about getting fees waived, the legend.

We’re so lucky in that regard- if we’d lost out on a grand + because of someone acting like a twat I’d been spitting feathers and manically googling how make a voodoo doll.

The house in question is only 300m down the road from where we are now. The glitter envelope is v tempting but I am too much of a wuss

When we were house hunting we had so many offers/asking price/ declined that we felt gutted. Few months after we gave up, we found the One, without even actively looking and we are happy now for all the declined offers.

Thanks Varnas. That’s how DH is looking at it. He’s very emotionally mature and sensible.

I’m just pacing the floors mumbling “BASTARDS!” under my breath.

It happened it us 20 yrs ago, turned out for the best as the following week we found our dream house that had just gone on the market, they needed a quick sale, we got a bargain on it. We are still in that house now, where as we would have had to move again from the other house by now.
Stay strong and hopeful. X
