Probably not the correct place to post but looking for local knowledge!
Am looking at houses on Tarvin Road (beside Vicars Cross Golf club) and love the houses but not the road, the road noise isn’t a problem but how do you get off your drive to join the road?? Sounds ridiculous I know but can’t see any obvious way ie side streets to turn on or roundabouts. Any suggestions greatly appreciated-especially if you live there.

Didn’t think much of the estate agent!
Are Humphreys of Chester good? Spoke to an agent there today and he seemed efficient and and proactive.

I used to commute into Warrington and hated it. Nice enough area but there’s an accident every day on that stretch of the M56

Is there any reason why you want to be so far from Chester?

@Jins that price includes a barn for complete renovation too. Could buy it and split to resell?
It failed to sell for the minimum price at auction previously and I could see a big price drop being accepted soon due to circumstances.

Just that looking around there is very little in our price range that is detached with a garden, and can’t see myself going into Chester more than a few times a month. We also like to go away for weekends, so to be closer to Manchester and motorways south would be a bonus.

The thing is, and I don't mean to sound rude but I fear that's how it will come across :

You don't seem to know the area at all or have any real clue about it. You've posted lots of different threads over months asking about locations all over Wirral and Cheshire whose character and feel you appear completely uniformed about whilst remaining unclear about when/why you are moving and what you are looking for in any specific locations, I'm just not sure whether this is genuine or just an exercise in wish fulfilment/imagination at this point.

I would advise against living anywhere that requires you to use the M56 to get to/ from work. It is a nightmare, always traffic jams or accidents.

I used to commute on it but had to get another job more locally as it was so bad.

I spotted the potential to develop the barn which was the main appeal but we’re settled where we are and don’t have the time or cash to become developers. Shame really

I'm in Alvanley yes.

Out of choice for Stanlow locally I would choose Manley, Mouldsworth, Ashton Hayes, Kelsall, Utkinton.

Or further away Tarporley or Bunbury.

Wildunkown it’s precisely because I don’t know the area that I have asked so many questions. This is the second trip down here for me and have now visited North Wales, the Wirral and parts of Chester, and because of this and the lack of properties available, I now know that I probably don’t want to live there. I am very grateful, and gave taken on board, all areas suggested to me and as I am sure you will appreciate these suggestions are subjective. I am not looking to waste anyone’s times with ‘wish fulfilment’ and genuinely have to move int the next 4 months. Thanks

That's a really large and diverse geographical area though, there are certainly properties for sale. What is it that is making them unsuitable? Pricing?

If you are looking for a really cheap mortgage but in a really nice area, then that's as unlikely a needle in a haystack in Cheshire as anywhere else

Do you need 3 bed?

Do you want detached?

Garden.?

Within an hours drive of Chester for work?

Max 100k?

Sounds strange I know but what about lowering your budget and buying something that would sell on relatively quickly until you get a feel for where you want to be?

Or renting?

Being nearer to Manchester doesn’t make a lot of difference for leisure travel and adds so much to your daily commute. I know we’re all different but I like to keep my commute as short as possible.

stayathomegardener listed some great areas. Definitely worth a look

Jins I suspect we will end up renting for 6 months, really want to look at all areas as we won’t have any family or friends down here so no real restrictions on area!
Have rejected houses on the market for probably the same reasons others have (and suspect that good houses sell really quickly and what we are able to look at have been on the market for longer time for a reason).

@WildUnknown - I think you've highlighted the OP's dilemma perfectly:

(1) Garden requirement?
(2) Garden is lovely - house, not so much...
(3) Horrendous house and commute.

I've visited one of those exact houses before, and I found the traffic to be fine. I'm not confident at pulling out onto main roads or reversing, but it was fine. As long as there is room to turn round (or the potential to make room) so you could drive out forwards, I wouldn't have a problem. Peak traffic could be a pain I guess, but I think as long as you are reasonably patient it's ok. No worse than turning into the main road from the side road. (By the way, it the first house I visited and it was absolutely beautiful).

As you seem to be looking in so many very different places, i would definitely rent for 6m or so so that you can get a feel for the different areas.

£700k is a lot to spend on a house when you have no feel for the local area- could be an expensive mistake?!

Plus you would be in a good position as a buyer if you did not have anything to sell.
