Hello

I originally posted this in Property/DIY, but thought I might get more response here.

Recently bought a house, although we're not in yet. Would really appreciate your thoughts and advice though.

Firstly, apologies for my awful sketch, but hopefully you get the picture....literally!

So initially we were going to knock through the wall to the dining room and kitchen- easy job, it's a stud wall and seemed like a no brainer solution, but then thought actually we might extend the kitchen out into the garden, creating a large kitchen diner and leave the dining room as a seperate area. Realistically, we won't be able to do that for a couple of years and that's not definite.

The kitchen is definitely too small, but is nice enough. If we did knock the wall down, it would need a new kitchen completely, because of the lay out. There are units and a fridge etc against the stud wall.

Option 1: We knock the wall through within the year and a create reasonably sized kitchen diner, but then we effectively just have two rectangular rooms downstairs, so not much flow, but the extention can be put on the back burner for longer. Potentially not happening at all.

Option 2: We live in it as it is and wait for a few years and save, hopefully have a bigger salary before making a decision in terms of extending.

Thoughts? Or if you have a secret option 3, let me know!

I'd say option two.

Extending the kitchen in the fullness of time outside is someting to ponder, but I'd say get used to the house at first. Perhaps knocking down the wall with a new kitchen would be sufficent.

Do you feel the dining room is big enough as it is or would not be harmed by the kitchen comeing into it a little/ Do you use the dining room regularly (I hope so) or do you like having lots of dinner parties?

Thank goodness you are not asking about combining a kitchen / sitting room - auauuuuuugh. I hate !

@Frothybothie, thank you. The dining room isn't very big, but it's a nice spacee and with the bay winows it feels very light and airy.

I’d say knock the wall out but that’s because it’s what we did & the room we have now I love. Open, airy thanks to the double aspect & a lovely social space. Big enough when we have people over but doesn’t feel too big when it’s just us 4. We don’t really have space to extend out though so wasn’t a consideration for us. Hth.

I would save a put a extension on with a glass roof and some nice doors out on to the garden ( I would say bifold but feel they may be a bit ubiquitous). I know people who have done this and it basically a 'posh conservatory' but the floor is level and flow seamlessly. But it's created space for an island and gorgeous sitting and dining area. Then the front room could be saved for another use, also personally like find it annoying that kitchen was not just at back.

Having said ALL that it would come down to cost!!

Wait and save. Enjoy it for now and then have a change in a few years and then re enjoy

@ImlexiandIknowit each room was 3.5 x 3.5 before we knocked through so not much bigger than yours.

We did option 2 but our few years turned into 10 before we started, as stuff /well dc happened needed new car etc etc...
So partly depends if you think you will stay for a long time then create extension fund and set date...
If not that long then I would do option 1

Option 1

I wouldn’t wait years to live in a house I loved.

Also if you did Option 2 you would never use the living room.

Option 2.

If your kitchen is currently too small, loosing a wall to open it up to the dinning room will take away loads of usable kitchen space due to the cupboards and work surface that will need to go.
