Property next to petrol station

Has anybody bought a house next to a petrol station ?

I had one that was not directly next to, but within the line of sight of one. Nightmare! The pressure washer, carwash and air for tyres were 24 hours a day and were really noisy. I really really felt for the houses directly next to it.

I would imagine noisy and smelly to be honest.

I met a lady that lived next to a petrol station, she had to do a blow test at hospital to check whether she smoked - they said she needed to give up smoking as her levels were really high and guessed she smoked heavily. She had never smoked in her life...

She’s moved from a beautiful duplex overlooking the Bristol Channel ...next door was rented to a couple whose kids were up at 6-30 am
She knows which she prefers

I'd worry about the storage tanks, which I think are underground.

My ds is next door. You can hear the pressure washer all the time plus they opened a drive through car wash which has made the noise worse as it's extremely busy.

Just to add, I also worried that if it closed it would just stay as an empty forecourt as I think (but don’t know) they can’t be redeveloped due to the tanks or something. Something to check out if you go ahead.

Many lenders will not lend to you.

Many insurance companies will not cover you.

^^as well as all the other considerations. We live just down the road from a small independent one, so no air or water machines - it’s fine. We also have a car wash the same distance the other way - also fine. But it’s noisy here anyway as we’re in the city.

They just have to remove the tanks. The petrol stations near my parents' house - they were opposite each other just down the road from their house - have both been redeveloped. One with houses and one with a little shopping complex (take away, small supermarket etc).

I don't think I would like this. Fumes, cars coming and going at all hours.
