Advice on garage conversion: single, double, not at all?

I am contemplating converting some or all of my double garage to a bedroom. I am hoping for thoughts from people who have done this. I am a bit reluctant to spend the money and am hoping it would be less than 10k.

Pros: all 4 kids would have their own room (when I say kids, youngest is 19, several at Uni, but none looking like moving out permanently any time soon. One child slept downstairs over Christmas to avoid room sharing.)

A downstairs bedroom might allow me to stay in the home I love when I am old and doddery.

Cons: money.
No garage at all would need at least a new garden shed.
Might affect house value.

Double conversion may not be allowed anyway.

May I ask if you have done it:
Was it worth it?
What did you pay?
Anyone convert entire double garage?
Worth having a skylight?
Would love a shower room but that would leave pretty small room if I went for single conversion. Anyone done this?
Any other thoughts?

Thanks, ladies!

We converted a single garage to a dining room last year, so slightly different but in case it’s helpful the cost was about £15k including architects fees, building regs and planning permission. Garage conversions are fairly common nowadays and we were told it would fine provided we had off street parking (not that we used the garage for the car anyway!). We were told the planning permission was needed because we were putting a window in that looked out onto the road, I guess to check we weren’t overlooking neighbours.

Keep half as a garage, especially as it sounds like a "family size" house, if you want to sell in the future, peopl generally like storage space / garage.

Lots near me have converted doubles to rooms and 5-10 years later now have a major issue with lack of parking for children who now have cars etc. There is no real road parking available on our estate and so it is causing a lot of problems.

If you're worried about size of just converting one out a stud up across the remaining garage so that it has a shower room at the back. The bedroom will be plenty big enough and you'll still retain storage space which is essential for most. I don't think you need to worry about the garage housing a car as most modern cars don't actually fit in garages anymore. As pp planning permission needed for the window.

Thank you.

15K is quite a lot - I guess I knew 10K was optimistic. I think we would certainly get planning permission for a single conversion, but did forget that planning probably costs money too.

The parking point is interesting, but I just don't see the garage ever being used for cars. I think storage is more of an issue and I can imagine a lot of people would rule out buying a house with no garage at all.

I really like the idea of a stud wall to allow a shower room at the back and keep some storage. Genius!

Thank you!
