How much should I offer for this house?

I am about to buy my first house, so the whole process is new to me. I've viewed one that I really love for £135k. It is in good condition and only needs a bit of cosmetic work. How much should I offer?

This sounds exactly like my house!
It was up for £145k, marketed as a 3 bed with detached garage. The third 'bedroom' was a loft space up a spiral staircase off the main bedroom. The garage was on a council owned plot.
We knocked them down eventually to 134, and were very clear with the EA that it wasn't a 3 bed, also that the garage couldn't be included as it was on a rented plot.
We only wanted 2 beds, with a loft to use as an office. The council have rented the garage plot to us on a 20 year lease.

Estate Agents so often tell vendors to market for £x with a view to achieving £x minus y. It's no wonder that most approach it as a negotiation. You're in a good position do shave 8-10 off and see how they respond.

I'd go in at £125k and see what happens. You're unlikely to get it for that, but you might make a deal at £130k or just under. You never know until you try!

I'd also start at £125k and see how the etstate agent reacts. As it's not been on the market for long I'd expect them to reject that offer, but then it allows you to go back with an offer of £130k, etc.
