Anyone willing to help me find a new house

Been looking to move for a while now but not found anything suitable. Today I’ve found out I’m pregnant which has made it all the more urgent so we are frantically trying to find the perfect house.

Our requirements are village location within 30minute drive of Bexleyheath in Kent, 3 beds minimum, off road parking and kitchen diner.

Our absolute maximum budget is £400,000

Anyone have any suggestions?

I love west malling but it’s just too far out unfortunately and again love Sevenoaks but that house is above budget and we just can’t go past £400,000 and to be honest looks quite small.

Sounds like a big ask for that budget.
Lower your expectations?
You won't get a perfect house.
Buy one that's good for now and that you can improve on in future (ie a house with potential to renovate or a house that will be reasonably easy to sell).

Either give up on the village location or move further out on that budget- prices around bexley went up crazy % the last 5years or so.

We have been thinking about moving and have even viewed a few houses, but there are so few houses that have piqued our interest enough to view them, and we weren't impressed with the ones we saw. We've come to the conclusion that the market is terrible atm (probably due to Brexit) and the house prices where we live are still so high that everything seems overpriced for what it is. We are probably going to stick to our "good enough" house and do renovations. (Obviously not an option if you don't have a house to start with.)

My advice is to get the location right because when you have a newborn you don't want to feel isolated. Ideally it would be possible to go out for a little walk with the baby and maybe have a shop in walking distance so that even if that's all you achieve in the day, you feel that you've done something! As they get a bit older it's very handy to have groups etc within a reasonable distance, and as they get even older you'll be looking at childcare options, etc.

Obviously I wouldn't want to live in a shithole in an amazing location but I would (and have) sacrifice some of the less important items on my wish list for a good location.

Having said that I would add outside space to the wish list (pretty essential with a baby) and I don't think off road parking is a deal breaker if you can park on road but next to your house. Just my 2 cents anyway.
