Landlords: what happens if I need major work done to my property?

I’m renting, been here 8 years. Woke up this morning to an almighty crack running through the house from top to bottom. I can put my fingers in it in some places.

Landlords builder thinks the structural support has given out. It’s propped up at the moment and they are taking a proper look tomorrow but it looks like they will have to take a whole floor down.

If I move out do I get my rent back for this month? Stay in a hotel? I have contents insurance but not buildings as I presume the LL does?

Checked my contract and it only mentions fire etc and house being rendered unliveable. In which case the contract is terminated on both sides with immediate effect.

Any advice!

The landlords insurance should cover some temporary accommodation for you.

Not if the landlord does not have insurance. The contract is void as it states in the tenancy agreement if the property is uninhabitable. If the property is subsiding it will need underpinning, but that should not affect your use of the property too much. In this sort of situation, as a ll, i would always negotiate a resolution satisfactory to the tenant and me.
