How much would you expect to pay for this?

Got a small outbuilding. It’s about 3.5 x 3m. We want the roof raised, internal wall removed, one door removed, roof replaced with fibre glass and a little porch put on the remaining door which will be PVC. The floor will be raised and everything will be insulated. It’s a home office. Builder says £18,000 🤦‍♀️😬 Seems like a lot to me. Surely?

It seems like a lot of work to me, I'm assuming that some electrical works will be required too following all the changes required.

It sounds like the kind of price that's quoted to hope to put you off. The list suggests you basically want the out house rebuilding, it does seem like a really fiddly job.

It sounds like a lot of work to me too, especially with raising the roof and putting in a new one. So I'd assume fair.

Ok. I just don’t know about pricing. It’s way out of our price range sadly but we’ll still get some more quotes just in case.

That sounds a bit on the expensive side to me, I have some very limited experience of building quotes. But not completely wide of the mark.

Get a quote to demo and rebuild. You might be surprised, might be cheaper.

You can buy a home office garden pod for a lot less than that. Would you consider knocking the out building down and installing a pod instead?

Get a price to knock down and rebuild, will probably be cheaper. Plus you could knock down yourself to save a few quid.

Sounds about right.

Get some more quotes - you may get a better price if it’s demolition of the existing building and then a new one, it would be easier.

Maybe just knock it down yourselves and get one of those ready made/kit build garden pods.

I don't think that sounds unreasonable. Knock it down and rebuild would be my advice as well - especially as you already have a concrete base and power to it.

This time last year I was quoted about twice that for a full new extension, not much bigger than that. So on balance, whilst it's expensive for you, it's about what I'd expect a respectable building company to quote.

Don't forget that if it is a proper builder, there's 20% VAT included too

Ooh, the demolition and outdoor pod could work as we saw some fab cabins which ranged in price but they were being used as home offices. The one we liked was about £4k. How did I not think of that 😂

@filka Yes, he’s charging VAT. The previous cheaper one we had lined up wasn’t charging VAT and wanted 50% up front, er no 🤦‍♀️

Sounds about right to me; that "small" outbuilding is bigger than most garages and you want a lot doing.
