Asking landlord for a dog....

Hello,

Would you mind checking this email I've written for our landlord.
They have verbally told us they have a strict no pet policy so I'm assuming the answer will be no but I couldn't forgive myself if I didn't even bother asking, as we're all desperate for a dog plus the tenancy agreement says no pets "without written permission", so may as well try.
The last tenant snuck a dog in and when we moved in there were fleas in the house ...another reason I think it'd be a no.

Dear Mrs and Mr
We are aware the tenancy agreements states no pets unless written permission is granted and we are really hoping you will consider our request to keep a dog at (address). Having done lots of research, we are confident we have found an ideal breed that is small, none shedding/hyperallergenic and quiet. Our dog would would attend training sessions, be chipped, up to date with all vaccinations and treatments (our little boy is allergic to flea bites so we can assure you there wouldn’t be a situation like the last tenant who’s dog left fleas as we would be extra vigilant) and be fully insured-which we would be able to show you evidence of. The dog would be very rarely left in the house alone as it will be primarily a emotional support/ therapy dog.
Please be confident we would continue to maintain the high standard of care of this house, with a dog here, as we love this house as if it were our own. We can pay a “pet deposit” too, in the unlikely event any damage was caused by the dog, although this would be extremely unlikely. When we vacate the property we would have the carpets professionally cleaned as per stated on the tenancy agreement, however we would also have the whole house professionally cleaned.

Does the house have a garden? If so I would also mention that you would ensure the garden is maintained.

You can but try! Maybe you could add who the dog will be with in the day or where to reassure the land lord about the dog not annoying neighbours with its barking or destroying the property? Good luck

You can try. As a ll, I would have accepted a dog when I was desperate for tenants, but I’m not sure I would now as the garden isn’t suitable.

Does your dc have special needs? If so can a landlord refuse a therapy dog. I thought therapy dogs for special needs were exempt from that like that they can go to shops/restaurants.

Regarding the no pets policy I am respectfully requesting your allowing us to keep a small dog.

BREED NAME are non shedding/hyperallergenic and quiet. Our dog would would attend training sessions, be chipped, up to date with all vaccinations and treatments including regular flea treatment as well as being fully insured-which we would be able to show you evidence of all of the above.

The dog would be very rarely left in the house alone as it will be primarily a emotional support/ therapy dog.

We can pay a “pet deposit” as extra cover on top of our existing deposit.

When we vacate the property we would have the carpets professionally cleaned as per stated on the tenancy agreement as well as would having the whole house professionally cleaned.

We live in rented. After about 3 years we asked if we could get a dog. LL did not have a problem with it as we've been great tenants and she knows that we look after her property. Good luck.
