Going to view a flat this morning

For the first time ever as a buyer. What do I need to ask? What can I ask?

Going On my own with three young DC. DH works Saturdays so this is just a first view. The property is empty judging by the pictures.

Check for storage e.g. is there somewhere to put mop bucket. It's the little things that can be annoying. Look in any built-in storage to see how deep it is. Ask what service charges there are for it. Does it have a garden, if so do you have your own part or all communal. If a balcony any restrictions on what you can put on it e.g washing.

Taking 3 young children could prove very distracting, but I understand it might not be possible to leave them with someone else for an hour or so.

You can ask whatever questions you'd like, but most usually ask about any recent work, why the owner is selling and general questions about the area / schools. However, in your case I would ask about how long the property has been vacant, and why this is the case.

Ask if there are any large maintenance jobs coming up soon? These may not necessarily be covered by the maintenance fee and you would be expected to contribute. Check parking, bin areas, do communal areas look well cared for? Listen to noise, how's good is the insulation? Wardrobe space or lack of in the bedrooms?

Look for the type of heating. Storage heaters are awful.

Has the boiler been serviced annually?

Look for signs of damp and black mould around window frames.

Flush the toilet.

Turn the hot water tap on.

How many years left on the lease.

Are there shared maintenance fees with other tenants?

Yeah it’s not ideal with the children but most of my friends and family are away/ have plans. It’s very hot today and most people are going down to the coast. Believe me, I’ve asked 😬

Noting storage is a great idea. And how long it’s been empty too. I think it’s been on the market for about three months. I’m in south east London and it feels like there’s been a lot of slowing down of the market.

Turn on the lights to make sure they all work

Check the shower water pressure

See if the doors line up with the frames when they close

Ask about the neighbours above and below you

As what the history is - has it been rented or lived in by a private owner. If it's been rented and looked after by a decent landlord, the biggies (boiler etc) are often in much better nick!
