Posting here for traffic

Photos don't make it much justice, but the best thing about it is that rooms are a good size and the outside garden room is made of bricks, so no further planning permission required.

I struggle to see how to fit a washing machine and a large fridge, but apart from that I think it works for us.

Was thinking of offering £190 so it sells below £200.

Thoughts?

Could you turn the outside Loo and store into a laundry/utility room? Will a fridge fit into the alcove bit of the dining area.
I think offering 190 on a 210 house it a resonable start.

Troels that outside "storage room and toilet" will be turned into a self sufficient mini flat in a couple of years.

We actually need a 4bed but with our budget and location needs they're almost impossible to find.

Thats a shame. If you convert it to a lundry, could you save and extend to the other room thats needed.

No, there's no space, it's a terraced garden and not much of it so extending in itself is impossible. There's a double garage and maybe that could be turned into a utility room, but didn't have the chance to see it.

The only two that have sold recently in the same road have gone for £206k and £173k. Unless there are significant differences, £200k+ might be a bit of an over estimate. I like the double garages though - you'll be able to store all your crap in there and have a lovely clutter free house. Plus a workshop if you like that sort of thing.

I'd just put the fridge freezer in the dining room, perhaps in that alcove. Over time you might be able to redesign the whole space to make a kitchen diner, but it'll be fine for a while. We lived for about 10 years with the fridge in our dining room so we could get a dishwasher in the kitchen, you just get used to it.

@BarbaraofSeville exactiy! I think at £210 it's actually over priced. I don't know if end of terrace makes a massive difference in price, but the house is not in perfect condition, far from it. It's just liveable, which for our circumstances is a good compromise.

Yes, I was there this morning. the garden is an utter mess and that outbuilding might have to come down (all windows are broken arm).

House is better than the listing but I do think it's overpriced.

Actually after looking on Google maps, next to the garage is quite flat and big enough to have a a swing with a slide
