New build house buying

We are thinking of moving and are in this predicament.

New estate (bellway) 3/4 bed detached or do we wait and see if something older comes up. At the moment there’s almost nothing that we would want to view but are in no rush.

How does buying a new build work when we have one to sell? Do we have to sell ours quickly?

We have heard so many bad things about new developments. Has anyone got any good stories Blush

We love our new build, we haven't had any problems at all. The tiny things we did pick up on (like touch up things) were fixed quickly for us without any hassle. I wouldn't buy the last on the estate as I think it can be harder to get them to cone back and do things if they've moved offsite. Also, look into part exchange values with them, we did this as they valued it higher than the valuation we had done privately so it worked out well for us and saved selling ours separately. You do hear some bad things, but at least with a new build you get a good warranty, which you won't with an older property. In both cases, things could go wrong. Either way I think you should buy whatever you fall in love with, new build or otherwise.

Many developers will reserve the plot you choose and then expect that you exchange within a certain period of time. We’ve bought new builds three times. The first time, we borrowed a house from a friend for three months whilst it was finished, the second, we managed to coordinate buying it and selling ours. It was an ex show home, so already built. The last time, we reserved the plot, sold our house and rented for six months.
