Land Registry name change

Hi all, Sadly I lost my parents and have been left their house (along with my sister who I have bought her half) has anyone had any experience of changing ownership on the deeds and the land registry. Im hoping I don't need the expense of a solicitor, but the website seems more than a little daunting......HELP!!!!!!!!! (please x)

You need a solicitor. Don't try to do it yourself.

The executors need to transfer it, using a special type of Transfer deed called an Assent.

But, if you plan to sell it, leave it on the names it is in now and sell as executors

It is possible to do your own conveyancing (my mum's done it) rather than employ a solicitor, but this sounds more complicated. Who are the executors of the will?

Do you own another house? Stamp duty etc will be higher unless the whole house is worth less than £40,000. You can't just buy her half by paying her money.

Thanks for all your messages. To clarify the situation, I am now living in my late parents house. Myself and my sisters are executors and I don't own any other property. My sister agreed on an amount she was happy to receive in order that I could keep the house in the family. It looks as though Im going to have to get a solicitor involved , I can't imagine thats going to be cheap?

Not much actually. I've done similar in the past and it was one meeting and signed some docs and the solicitor took care of it, I don't think it was more than £100.

My dad transferred a property to me, it was £100 something for the solicitor to do the legal side. I considered doing it myself as the forms look very straightforward (available online).

Get the solicitor to deal with the conveyance including evidencing the sale - in writing - and also to deal with the SDLT return. You could get bitten up the backside if you try to do it yourself. All in it should cost less than £1,000.
