Roughly how much would this extension cost please?

I really want to replace our conservatory with a extension in this style (this is off a bloggers website), however, having never had any building work done before I don't know if it'll cost £5k or £50k! It would be roughly 3m x 4m otherwise it'll eat into the garden too much.

We're in East Mids if that makes a difference.

I know there will be a huge variance but I don't want to waste builders time getting them round for quotes until I know I've got half a chance of affording it.

Could anyone guide me please?

It's difficult to tell if that is a "garden room" or a proper extension (the foundations look a bit strange to me.

But to have a proper extension you're looking at least 25k. Probably about £35k (smaller builds are difficult to get builders to commit to).

Usually you need to allow about £2k per sqm and that one looks to be about 10sqm so £20k. That won't account for "specialist" materials like the doors windows.

The doors are going to start at about £4k plus same again for the glass windows. The two veluxes about £2k and there's the build itself.

£1200-£1500 per square metre is roughly how much an extension is, but obviously doesn't factor in whether you want luxury or not finishings/ flooring etc. It'll also depend on what size steel you'll need.

And tha price per square metre is what we've had off several builders in the north west.

we had a quote for simialr at £25,000

Should also add that DH is an architect so we've had lots of discussions about managing clients expectations over the years so I've come to get a fairly good working knowledge of costs.
