Neighbours house is now an Airbnb. Please share your experiences.

We live in one of five detached properties in a private (gated) close in a nice village. One of the houses has recently been sold. The new people seem nice - chatty, polite etc so alls good. They have spent some time decorating, new carpets etc as would be expected, but not moved in. We have now discovered that it’s being let out as an Airbnb.

Anyone have any experience - good or bad - of having an Airbnb next door? Thanks all.

Are you in a particularly touristy area? Near a stadium?
Just trying to work out what kind of clientele you would get

We have an air bnb opposite and we’re near all sorts (concert / football venue, city centre) and we’ve never once had any trouble.

The flat next door is an airbnb (I stayed the night when wanting to buy in this building so i could get a proper feel for the space etc).

It doesn’t cause any problems for us, we obviously notice someone is next door, but no noise problems etc and I imagine because of where we are it’s mainly people having a big night out.

Causes issues for us as the Airbnb guests don’t read the instructions properly when using the communal gates and bin rooms - so they leave them unlocked/break the doors/put rubbish in the wrong place.

If you’re in a gated community maybe worth checking the gates are easy to use!

What sort of facilities does it have? Anything out of the ordinary?

eg lots of bedrooms, a hot tub in the garden and pool table in the cellar could make it a bit of a party house

Other than that it's difficult to know what sort of people would book it

I clean a house that is air B&B only-no owner lives there. Never had any awful guests /mess or noise reports from the rest of the cul de sac. Guests can also be reviewed not just places to stay!
I shouldn't worry op!

Airbnb next door to us for a year or so now. In the first couple of months there were three sets of bad guests who were v v noisy all bloody night all bloody weekend and had the gardens reeking of weed. Each bad set also damaged the Airbnb house: wine on carpets, cigarette damage, flower beds crushed, doors damaged etc. Bad guests are bad for the landlord too it turns out.

Our neighbour rapidly learned to vet his guests better. He also gave us surrounding neighbours three different emergency numbers to call him on at the first hint of rowdiness so he or his sons can come round sharpish and nip it in the bud.

All the guests since then have been no bother. Slightly annoying when they accidentally use our driveway and knock on our door because the driveways are confusing but no big problems at all.

Sorry to scare you OP but we moved because of this reason. Loud guests coming in all times of the night, slamming doors, loud music, leaving rubbish and belongings in communal hallways, parking in people's allocated spaces, thundering up and down the stairs. Some were rude and aggressive when challenged. We complained to the owner who put up a sign asking for quiet but he lived miles away and never visited so didn't really care. He would often let a one bed flat to groups of 6-8 (hen and stag parties). I also didn't like having different groups of strange men in the flat next to me several times a week, it made me feel very vulnerable if DH was away.

I liked the idea that Air B and B started so you could rent out your house when you were away but it's turned into landlords just buying up much needed homes and renting them out full time. The air B and B we used to love next to sold for a massive loss recently (he bought height of the market) and I did feel a small smile flicker across my face.

London properties can only be Airbnb for 90 days per annum.

Check your deeds too - our leasehold building prohibits short term subletting.

I’m on the board we send warning letters and ultimately it could lead to lease forfeiture.
