Loft conversion or garden office/studio thingy

Which is actually in the long term adding value, to a house.
Posting here for traffic as I am not sure if the garden office is a fad. I am leaning towards it as it would be less disruptive but will it go the distance.
Any advice would be great

A loft conversion is an extra bedroom. A garden office isn’t. So I’d say the loft conversion is worth more.

Good point.
We need office space for husband probably over an extra bedroom though we would free one up with a garden office.

A lot will depend on how much money you’ve got to spend I guess. I’m in the middle of a garage conversion/kitchen & outhouse knock through and it’s coasting 35k. I’ve read people doing on the cheap garage conversions for 3k.

It’s only worth having a garden room if you’re going to use it.

It will be used for work for husband. And as he is a card carrying workaholic, I may have to evict him from it at regular intervals. He works with offices in other time zones so he can be nattering away at all hours. Sticking him at the top of the garden means all his shite is stowed away and he can have long, utterly boring video confrences without the possibility of me wandering around in the background in my dressing gown...which I know the clients love but I am less keen

We're doing the insulated all-year-round garden office, mostly because our current garage is a 1940s original and needs knocking down anyway, the outside also needs landscaping with a new patio etc, so in general, it suits us better. Plus an L-shaped loft extension will be very expensive in comparison and will cause quite a bit of disruption.

We're not doing it for the value it might add though, we're doing it because the kids need separate bedrooms and DH will lose his office. We need a solution that we can afford. Plus we do love being outside, so sorting out our garden will be an additional benefit.

Although it's good for DH to be further away from the kids' noise when on a conference call, in the summer they will want to play in the garden while he's working out there too. On wet days he'll have to walk in the rain to get in/out. So not a perfect solution for us, but about £40k cheaper!

Build loft conversion. Use as office. When you sell the house advertise it as an extra bedroom. If your priority is adding value to the house then the loft conversion is worth more. But it sounds like your priority is actually getting your husband out of the house so you have peace, not adding value to the house.
